Re: Valentine District
They should do a land value tax to penalize land speculation, they could give breaks for developers with serious plans of 5 years and then short extensions if the project has broken ground or they have imminent plans to start work.
Honestly even a park would be better here, it’s just so frustrating to see a massive part of midtown levelled.

I'm surprised people haven't gotten together for an extended shame campaign against them.

Just driving down SW Trfwy at 34th the view is so disgusting. Like a tornado had come through and wiped out a neighborhood. Why doesn't KC Life tear down the Bixby Taco Bell house?

Bixby Taco Bell house?? What is KC Life's end game? Expansion? The blocks they have destroyed are quite a ways from the HQ. Are all the homes rentals? Are there not any private homeowners on those blocks?

They own a lot of real estate in their vicinity and have been slowly but consistently neglecting and/or demolishing their properties for at least as long as I can recall, which is over 30 years.
I drove down Broadway past their HQ at about 4:00 PM today and there were a few people on the sidewalk with protest signs.

I have a feeling that KC Life is one of those slowly trudging KC businesses that will get picked off (bought out) after a few old heads pass away. Feels like Creative Planning is the only local firm that’s keen on acquisitions.taxi wrote: ↑Tue Dec 03, 2024 10:11 pm They own a lot of real estate in their vicinity and have been slowly but consistently neglecting and/or demolishing their properties for at least as long as I can recall, which is over 30 years.

Then to an extent WellSky, Terracon, NetSmart, Garmin and UMB.
I get your point but it feels like KC Life has been trudging along for decades. Doesn’t Warren Buffett tell a story about how he was astonished that KC Life employees didn’t want to buy their own company’s stock even though it was trading on less than 3x earnings?

All it takes is 1-2 key old timers to pass and their kids decide to sell off instead of taking their place.Cratedigger wrote: ↑Tue Dec 03, 2024 11:07 pmMariner.langosta wrote: ↑Tue Dec 03, 2024 10:22 pmI have a feeling that KC Life is one of those slowly trudging KC businesses that will get picked off (bought out) after a few old heads pass away. Re: Valentine District
wasn't KC Life looking to build a new HQ over by Crown Center at some point?
But it seems really odd that they would buy, own, and then demolish homes in and around their HQ. I mean real estate is only value when it is being developed. Sitting on vacant lots is not even a tax break strategy

Re: Valentine District
They pay property tax and have X amount of $$ tied up in an investment with no return (negative returns when you include taxes and liability). Doesn't make much sense unless they are thinking the value appreciation makes sitting on the property worth it.dukuboy1 wrote: ↑Wed Dec 04, 2024 11:59 am wasn't KC Life looking to build a new HQ over by Crown Center at some point?

I think you're thinking of Fidelity Security Life Insurance: https://flatlandkc.org/news-issues/coun ... wn-center/dukuboy1 wrote: ↑Wed Dec 04, 2024 11:59 am wasn't KC Life looking to build a new HQ over by Crown Center at some point?

They ended up leasing space in 2600 Grand instead of building a new building

Re: Valentine District
Isn't it difficult enough already to keep a city urban and thriving to not have to deal with a local company totally DESTROYING entire blocks of a neighborhood and letting them rot over multiple decades?
I mean good lord. Run KC Life off to JoCo or something. KCMO would be better off.

KC's slogan should be "There used to be a city here"
