gotcha. so it wasn't the level of incentive that was the problem. that was largely the way it was portrayed in the media.

^I imagine this and Ashland will rise at roughly the same time as Flaherty and Collin’s project at 5th and Main. Maybe they start at different times, but three will be under construction at once. Four if 413 Delaware is underway at that time.

This is a nice development but remember, it's on a lot that was probably given to them by the city or at least they got a great deal on being able to develop on one of the highest profile blocks in the city. I'm saying that this should be a pretty easy project given all the incentives and city owned land they are dealing with. The developer also would have paid $2.4 million for the property to be divided between the city and the KCATA.

PIEA board had a nice sit down with mayors office. Union labor is a big deal for 1 or 2 board members. 40% is extremely easy to hit as some trades are pretty much entirely unionized (developer texted me that in response to this article)

A quickly dwindling number……. Of those, only 4711 Belleview/Dylan was totally dead. Ashland just got delayed and changed hands. 3rd and Grand never died. Like the Lux Riverfront project, it just had to go through some side process before it could remerge. I believe that the same is happening to Mac's deal at Main and Armour.
