Plaza move-ins (ongoing)

Discuss items in the urban core outside of Downtown as described above. Everything in the core including the east side (18th & Vine area), Northeast, Plaza, Westport, Brookside, Valentine, Waldo, 39th street, & the entire midtown area.

JCPENNY's? Burlington Coat Factory? Stage is coming back but doesn't mean KS/MO so is Boston Store bigger and better. In like Iowa/Wisconsin,OK,Arkansas has stores not in area.

Ward Parkway Shops already has TJMAXX,Ross,Old Navy.

Bealls have stores in OK. In Iowa/Wisconsin has like Boston Store and so on in Malls.

Yes. 80,000 square feet. For context, that’s barely the size of just one of Nordstrom’s three levels at Oak Park Mall.

Stage is not coming back as a physical retailer. The same firm that bought all the Bon-Ton brands bought most of the stage IP’s in bankruptcy and will be using them for an online retail store. Bealls only exists as the Florida based company at this point. Bealls by Stage in Texas has been closed for two years now. Burlington at the Plaza is laughable.

The way the Plaza is being described these days it seems like they should take just about anything they can get

If they do not go the residential route and re-development like that I think a Sax's would be nice or even a Macy's. I mean those are both on par of sorts with a Dillards but there are other Dillards in the Metro already. Yes there are other Macy's but perhaps this one could fill a niche for the area, especially with the one in PV closing up. A Macy's might draw better than a Dillards which is a bit more saturated.

Reagrdless if they bring it in or not I think the Plaza needs more residential to help sustain the area better. That and a change of management group.

Apparently it's not confirmed that Nordstrom is pulling out according to BizJournal. BizJournal is almost positioning it as unconfirmed hearsay from Oak Park employees. Also mentions Target looked at the space.

Block Development also envisions a 3 story residential with ground floor retail (given outer rim of bowl, they should easily be able to go higher/denser).

Plaza had 15% vacancy in Dec according to owner filing. Metro average was about 8% last time I checked.

I live in the Plaza and even I’m willing to sacrifice having a Target here if we could get it downtown or Midtown.

^If Target is planning several small format urban stores then Plaza area is OK but should be closer to streetcar stop, like replace tennis courts with multi-function building with tennis courts on top. But agree there should be a higher priority for a downtown small format store and perhaps Midtown as well if not Plaza.

Pennington went a step further and said the Nordstrom property could support a residential tower as high as 25 stories above ground-floor retail, if the city were to re-evaluate the Plaza Bowl overlay district governing area building heights.

honestly just glad residential is being looked at as an option. 25 stories would feel out of place, but a 7-10 building could provide a nice cap to the block looking West on Nichols.

^Yeah, a 7-10 floor tastefully complementary residential building would be fine in part of the block on a long 3 story base and another Spanish/Moorish tower on the other end of the base. Should appease the Save the Plaza purists.

BJ interviewed the 2 closest property owners and asked what they thought would be good for the site. This is not saying they are proposing these projects

^There will probably be a fight no matter what. So what a residential developer for Plaza bowl should do is propose something a bit more than really planned, get the inevitable backlash, and then scale down to the originally intended reasonable plan 'based on neighborhood feedback that knows better'. It's a pathetically manipulative approach but when developers propose something reasonable up front, NIMBYs will often fight any kind of change for a district like this. So give them power and a say. Much more likely to have a chance.

In the case of the Plaza bowl, residential infill has to be complementary, tastefully inline and adding a Spanish Moorish tower probably scores lots of points. Could probably get away with more than expected by adding another "Plaza tower".

^Yes, 12-15. Be sure to communicate it's just a concept. Incorporate feedback and scale down with another concept. Rinse/repeat/engage public for final design. And add a tower for bonus points. Point out that the tower can't work if the scale of the rest of the project is too small.

The main thing I agree with the Plaza purists on is keeping the Spanish/Moorish design on the buildings & stores. Other than that I could care less, build away.

Maybe a scaled down version of the Guggenheim Bilbao? That's a Spanish building.
