815 Cherry Street is under contract. Buyer plans on holding the land for a future development.
LCRA has been involved with that lot since 1961 when they entered an agreement with the land owner to keep the land in private hands instead of Buyout for the "east side urban renewal area".

That would make a great affordable development. No parking required and there's a big garage across the street. Shame to see someone sit on it again.normalthings wrote: ↑Thu Aug 19, 2021 11:19 pm 815 Cherry Street is under contract. Buyer plans on holding the land for a future development.

I think most likely Vantrust is buying it. A buyer wasn't listed though

It's in an opportunity zone, so maybe that might be the route to getting it done.

Is all the actual stadium land owned by friendly forces already?
Answering my own questions. Yes it is.

VanTrust has purchased the headquarters building for Ozark National Life Insurance (the former public library building) at 9th and Locust. Ozark Nat'l. is staying put.

In addition to the building, the real prize here is gaining control of the block bounded by 8th, 9th, Holmes and Charlotte that is currently surface parking.

The other parcel bought is the garage building attached to the Blackstone Hotel at 9th and Cherry.

VanTrust grabs historic KC library among new East Village acquisitions
The developer on Wednesday acquired the historic Ozark National Life Insurance Co. headquarters building at 500 E. Ninth St., a block west of the eight-block East Village area bounded by Eighth and 12th streets, and Cherry and Charlotte streets.
...
A different VanTrust affiliate, Block 66 LLC, on Wednesday bought two other properties from Ozark National Life inside the East Village area — a 0.31-acre site north of the Blackstone Hotel, with a garage and vacant land, and a 2.3-acre surface parking lot at the northwest corner of Ninth and Charlotte.
...
With this week's purchases, VanTrust now owns about 6.5 of the 17.4 acres in the eight-block East Village area, much of which consists of vacant ground and surface lots. VanTrust received development rights in 2017. The balance of ownership is divided among the city and a few private owners and parking companies.

Re: OFFICIAL - East Village
Imo, VanTrust could safely redevelop the block bounded by 8th, 9th, Holmes and Charlotte very soon -- even not knowing the outcome of the stadium location selection since the block isn't needed for the stadium project. They could complete that project by the time the stadium decision is made, so at least some progress could be made. If I were VanTrust, I would approach the City now about straightening Holmes in that place where it jags west. Doing so would add more space to develop on the block to the west. Then they could have development of that block completed as well.

Re: OFFICIAL - East Village
Has VanTrust developed anything recently? We've seen renderings for two Plaza area office buildings and then Washington Square Park but I wonder if they could pull off anything, whether it be East Village or elsewhere, at this point.
