FYI, those are a pickle ball courts.
The one room they showed was interesting. 2 bedrooms but 1 bath. Also kitchen & living room seemed small. I would think they would have been better off making that a 1br and rework the space. Also anyone who wants 2 br most likely wants 2 baths.

I call 2 bedroom/1 bath apartments "roommate apartments"...makes me wonder what the make up is of "roommate households" vs "single/couple occupancy households" is in all the new apartments coming online in the city.

Also, those aren't photos. They're computer generated drawings. The units will look different with actual materials and real world lighting.

I agree it does not need to be high end or luxury, which is what most of the new apartments have been in the downtown core. I'm not sure the market they are going for, but given the renderings showing the vast amenities I would assume they want to be in more of the high end market or close to it. I think the finishes shown look fine. I was commenting on the layout seeming to be a bit small and the 2br 1 bath setup

Great - I wonder if they are really trying to be affordable utilitarian & downtown - per apartments.com the rents start at $1,170 - 1,495 for a studio, 1 bedroom $1,360 - 1,650, $1,665 - 2,045 https://www.apartments.com/flashcube-ka ... o/g8yq24y/. It is hard to tell finish from the image and its all a matter of preference. However, if I was looking for affordable and utilitarian, I an not sure those would be in my price range. It looks like a 2 br 1 bath is 706 to 907 sq ft and that they do have a 2br 2ba at 798 to 1,021.
Compare that to Reverb and City Club which lists square foot on 2 bedrooms 1131 to 1181 sq ft (Reverb) and 1,032 to 1,372 (City Club)

Walked past this evening and noticed a full parking lot and lots of lights on. The leasing portal shows just 34 of 184 units available. Anyone know if this is true?
If true, that would be a vacancy rate of just 18.5% despite many of the amenities being unfinished.

Especially since it is not even a cube. The true KC flashcube building is at 31st and Broadway. Almost everyone uses the word iconic incorrectly since it refers to a religious image.

According to apartments.com, 38 of the 184 apartments in this building are available. That would mean this is has 79% of available apartments leased. Does that seem about right?
