1532 Grand
The building that houses the Belfry on Grand (1532 Grand) has a project plan on Compass adding 4 stories of residential to the top of the building. This project will add a total of 20 residential units. Looks nice too. An attachment is available on the permit that shows renderings.

I like it . I wish they were also filling in that parking lot to the north.

Awesome! Maybe they will be condos? There was an attempt to "condo-ize" the building with current ownership years ago.

Re: 1532 Grand
I posted the rendering on Twitter and tagged The Belfry and they replied, so this is clearly legit!

Looks awesome, I’ve always thought about how awesome it would look to have a tall building built on their parking lot flush with that building and the one next to it

Agreed. Glad to see this kind of add-on/infill development. Very nice.

Re: 1532 Grand
Renderings look good, but will the reality? Are they going to match the brick with real mortar set individual bricks or just use more of that cheap looking faux brick panels?

A food counter/window is planned for the lower level.

Real brick adds a substantial amount of weight to the building. Given it's a vertical addition, loads are a critical consideration. I would think they'd use thin brick or brick stamped EIFS like what you see on the Residence Inn nearby.

Re: 1532 Grand
Have we seen this done in the recent past? I know this used to be common with buildings but I can't remember a substantial addition of levels to a building since I've been paying attention.

Childrens Mercy is building on top of a multi story garage right now. It's not exactly what you're thinking of but it is an addition of levels to a building.KCPowercat wrote: ↑Fri Sep 20, 2019 3:45 am Have we seen this done in the recent past? 21 Ten Lofts across from library is an early example. Started out as just a bank lower level, offices added years later.

The most recent example I can think of are the 2 stories added to the top of 1721 Walnut - The Terrace on Walnut.KCPowercat wrote: ↑Fri Sep 20, 2019 3:45 am Have we seen this done in the recent past? The AT&T Longlines Building had 9 stories added. It's a 20-story building but only appears to be 16. Four stories are below ground.
Long gone, the Baltimore Hotel was originally six stories, and then had two additional floors added later. City Center Square (Lightwell) sits on the site now.

Re: 1532 Grand
Most of these used the same materials for cladding as the original lower floors. In most there was some attempt to continue the architectural decorative elements. Even the AT&T Longlines would have been fine if only they continued the windows. 1532 may end up looking like a fine vintage brick building with a red corrugated shoebox on top.l

Re: 1532 Grand
LET'S GOOOO!! sign me up for the red corrugated shoebox. this is, conservatively, eight billion times better than more parking. someone let the developer know they don't need multiple parking spots for my unit.
