No retail for this project. I believe the Botwin development for SW and SW corners of 27th and Troost is stalled. I think it was supposed to be mixed-use.

The $40 million development planned by GSSW Real Estate Investments of Dallas was endorsed by the City Plan Commission Tuesday.

The development calls for 10 buildings ranging from three- to six stories occupying the block between Troost and Forest, from 25th to 26th streets. The developer hopes to break ground in March with an opening in mid-2020.

Much of the new residential development has been sparked by the increased employment and academic growth at the Hospital Hill medical complex. An estimated 13,000 people now work or attend UMKC’s healthcare colleges in the area.
The project planned by GSSW has 58 studio units; 114 one-bedroom, and 76 two-bedrooms. Mostly rent for a studio is $800; a one-bedroom, $1,125, and a two-bedroom, $1,250.
The project also will include 218 parking spaces concentrated in the center of the development.

The following item is on this week's PIEA agenda concerning the Armour and Troost project:
I wonder if MAC will keep the existing apartment building, or if that too will meet the wrecking ball.Resolution approving the Amendmentof the Development Agreement in connection with the Armour CornersProject to add three parcels on the Northeast Corner of Armour and Harrisonto the project area.

Just took a Google Maps walk along Armour from Troost to Paseo.This stretch holds such promise for providing a strong East/West connector. Some great buildings already there. Streetcar would blow it up.

Based on past history I presume they would keep it. However, if I recall discussion on this thread that the landlord was absentee and difficult. MAC has renovated numerous historic buildings, but they also tore down the market building for this project and wanted to demo the apartments at Armour and Wyandotte (thankfully, they were stopped). They are hardly preservationists.
With this being a new construction project, my guess is they will demo this apartment building. Perhaps they will decided they don't need all of that land area and just use the other vacant parcels, keeping the apartment.

This addition to the project is basically to appease Hyde Park's desire for more parking. If they can satisfy that desire with the vacant lots, I suspect the building will stay. If not I suspect it won't.

It is really positive they were able to acquire these parcels. The building in question is architecturally interesting, if a bit grimy and worn down. Would be interested to see what the status of the interior is.

That building at 27th is nice looking in person. If the proposed development at 26th happens, the east side of Troost from 24th-27th will be completely filled in. Amazing.
