Re: 3rd & Grand to be redeveloped as TOD
what a fake rendering. look around at the environment.
moved the streetcar stop
put 4th St back in
added two non-existent buildings, one of which which is raised above street level in a really non-urban design
changed 3rd to be skinny enough to remove the bike lanes
removed the bus stops and bike share entirely. who would make a rendering for a KCATA project and not put bus stop shelters in?
I also like the one from ground level where it has approx 50 people, all white. They didn't even try here.

Yes, but to be fair, all of the people in the aerial views are black.flyingember wrote:what a fake rendering. look around at the environment.

And the shot on the roof shows a couple people who appear to be of mixed race, possibly a little Asian or Persian. DNA tests are pending.

Nice. The aerial views don't include a rooftop area. they only put it in the one imagetaxi wrote:Yes, but to be fair, all of the people in the aerial views are black.flyingember wrote:what a fake rendering. look around at the environment.

report from KCATA board meeting last month that the project has increased in size by 100K square feet and the garage may be relocated to the northwest on the veolia site that's being vacated.

River Market is HOT. Actually, urban residential is hot everywhere in KC. KC might start seeing Austin or Nashville type residential development if rents keep rising and KC's lack of urban jobs doesn't slow the momentum. I wonder if there is a limit as to how many people will commute to suburban office parks. That has to be keeping KC's residential potential down, or maybe people will do the commute.

Putting the garage on the Veolia site is a good idea. Most other uses for the Veolia site would be awkward IMO.DaveKCMO wrote:report from KCATA board meeting last month that the project has increased in size by 100K square feet and the garage may be relocated to the northwest on the veolia site that's being vacated.

Re: 3rd & Grand to be redeveloped as TOD
I doubt we're going to see Austin/Nashville levels of development because we don't have that level of buzz and influx of new residents, and while I do think the lack of centralized jobs hampers urban core growth, I think the ease of commuting that fueled suburban housing growth here for so long (and continues to fuel both residential and job sprawl) also makes it just as easy to reverse commute.GRID wrote:River Market is HOT. I bet that's enough so that the city can build on all three lots at 5th/Main. Wouldn't be a bad tradeoff.DaveKCMO wrote:900 parking stalls!

Re: 3rd & Grand to be redeveloped as TOD
Yeah, would be great if that allows for the lot W of Minsky's to be more easily developed. Hopefully the 3rd/Grand garage can open before rest of project completed.
Will the huge number of parking spots alter the design/renderings at all or entirely underground? No rendering updates on their page...

We cannot assume this, though I agree it would make sense.flyingember wrote:I bet that's enough so that the city can build on all three lots at 5th/Main. Wouldn't be a bad tradeoff.DaveKCMO wrote:900 parking stalls!
As of a couple of weeks ago the city was moving forward on a plan for 400+ parking stalls at 5th/Main. A project which I consider a mistake with generational consequences for the neighborhood. Let's put the parking at 3rd/Grand and build out a more walkable and auto-lite River Market.

Re: 3rd & Grand to be redeveloped as TOD
It would benefit drivers and pedestrians and the streetcar to move all parking away from 5th.
