It's going to be Icon's new office/fabrication space.

That article seems to indicate some of it will be retail space.

I dont drink coffee, but hopefully they do well. Such a great street and sounds like they did a fantastic job with the space. Wonder if the market can support two, or three good coffee shops though?

Regarding the building at 5th and Grand: I met a guy at the dog park who said he was in talks w/ the owners about converting a part of it into a doggie day care and groomer. If done correctly, this business would just print money in the River Market.

Sunflower Development Group is doing the building on the SW corner of 5th and Grand.
They have done a lot of quality renovations.

Just an update on Quay Coffee - it rocks! Much better fit than KCity and exactly what Delware Street needed IMO.
Delicious Oddly Correct espressos and pour over coffees, a small selection of sodas and pastries, and a great, modern aesthetic. Very friendly owner as well.
Pefect new addition to the City Market, hope to see more like it...

The Oldham Hotel building on the SE corner of 5th and Walnut is for sale for $2 million. The address is 105 E. 5th Street.
Loftguy, how would this building be for conversion into apartments?

A poor one. Too much money invested in stilll attractive office finishes to make sense of tearing it out, especially when the upper levels have historically stayed full, even though the building has no parking.FangKC wrote:The Oldham Hotel building on the SE corner of 5th and Walnut is for sale for $2 million. Re: Status and future of the River Market area??
Loftguy, do you think the River Market would be well-served to have a community parking garage built near that intersection that could be shared by a lot of the buildings in the area, and that would free up some surface lots for development?
Maybe between Hickok's and The Opera House building on the west side of Walnut and have it extend over to the Main side? Or would it be better to build one west of Minsky's on that big surface lot at W. 5th and Main?

My dream has always been a large garage on the City Market lot next to Minsky's. Perhaps even with shops on the bottom and everything.

There were some planning efforts made a decade ago, with the intention of seeing developed exactly what you describe, smh, with perhaps garage going underground and housing (condos, in that era) on top.
Bet they (the city) would listen closely if some credible entity came in with equity strong enough to execute this.
I too, think this would be a great project.

The City should approach the Morgan Group, who built Market Station, and see if they would be interested in developing that site.

what would push for redeveloment is if the city:loftguy wrote:There were some planning efforts made a decade ago, with the intention of seeing developed exactly what you describe, smh, with perhaps garage going underground and housing (condos, in that era) on top.

add per spot fees on paid surface lots throughout all of KC. if someone wants to give away parking let them. it's about taking away the economic incentive to tear down and pave and benefit.
as well, implement an ordinance that disallows for any company that allows the public to park in their lot or garage but only for their business. a lot can remain private but if they let anyone from the public to park there they must open it up for 24x7 parking. this would encourage using on-street parking for businesses and from having endless lots controlled by a company empty when they're closed
then implement parking maximums on new construction, even at existing projects. let the market handle existing lots but any new retail development would be limited to smaller lots. we'd see less big projects putting in huge amounts of parking.
finally, ban the use of city tax financing of any parking spot that is not in a parking garage. garages encourage tight development. look at the mall of america as a great use of garages instead of lots.

I love the idea of parking maximums.

Pre register now River Market people! Let's do this!!!
https://fiber.google.com/
The $10 pre-registration fee is refundable if it doesn't happen in our neighborhood. It's a fantastic deal and a great way to free yourself from Time Warner

FYI, many of the people involved in this launch live in RM. They can't speed up deployment, it must come from pre-registration. Get it going guys.

Damn, I live in Grandview which thus far will not be included in the initial KC rollout.
