BNIM. Rendering has a logo that says P&L. I hope that means nothing. Rendering appears to show that much of the groundfloor along main street is tenant or retail space.
I think this is the same project we started hearing about in October 2019.

Why would the public need to park around there on the weekend or in the evening?The application states the building would be six levels of office space, about 154,000 square feet, above a multi-level, 400-space garage. The garage would be available after work hours and weekends to the public.
Aren't there maybe two events at CC that might ever require extra parking?

I don't know if there is a higher resolution version of that somewhere, but it looks like it could be PSL. The Party for Socialism and Liberation may finally be getting their own headquarters building in KC - right across from the Federal Reserve. Or Pumpkin Spice Late may have incorporated.
But it probably says FSL - Fidelity Security Life Insurance - headquartered nearby on Broadway off 31st St.

2.985 spaces per 1,000 sqft. I think that’s average or below average for downtown.
Vantrust’s downtown office proposal, for example, has 4 spaces per 1,000 sqft.
this is the project that I hinted at last week. Can't share details yet but is a lot more urban than these basic drawings make it out to be.

It's frustrating because the city is continually asked to provide incentives for projects, which typically means pay for the parking. In return, the city asks very little, if anything. For example, this building does not appear to address the street. It instead continues the southern Crown Center tradition of looking like something you'd find in Corporate Woods. If the city is incentivizing the project, it should ask that the building address the street rather than the motor court. a simple change like that would enhance the streetscape and get us on the way to continuing the walkable node found further north around Pershing and Grand.

These are sketch renderings. The plan tries to addresses both streets. I think that it does it pretty well or at least a lot better than WR or these sketch renderings make it seem. I'm not getting that sense from the drawings, but agree they're sketches. So TBD. Why not position the building on the lot so there's room for another building or buildings? Why the park setting?

There is ample space for a building to the South. The circle drive is roughly the middle of the parcel. Maybe a contiguous 40% of the parcel will be left to develop. The building will pretty much be at the main street property line.
Certainly, some aspects of the project can be approved.

As shown, it is a huge waste of space especially considering there is already a massive un-utilized green space for a sculpture directly across 27th St to the north. This would make both sides of 27th at Main big expansive lawns right at the future streetcar stop.

And one of the biggest parks in the city across the street. This is interesting. Crown Center does not build unless they have a tenant especially with what is going on now with the office market, so somebody must be moving into this building. The suburban design is kind of silly though. Hopefully that is improved.

This view looks decent, but what will the view from the south look like with the garage front and center? This will become a very prominent building as you go north on main and the crown center and downtown skyline comes into view. Hopefully the view is not mostly a parking garage.
