I live in the Northland, and I just don't see us supporting any high-end retail like Nordstroms with our current population base/mixture. As has been mentioned a couple times in this thread, the problem Metro North has is its location. Its just a dreary location. To the immediate south/west/east its all low-middle to low-income housing. To the north, nothing.
In terms of road access its actually pretty good with 169 & MO-152 as well as high-traffic Barry Rd. So to attract shoppers from the NW and NE sides of the city they really need to offer shopping not found elsewhere in the Northland, but also not unrealistically high-end.
In terms of another anchor, either a Gander Mountain or Von Maur might work at that location. Unique filler stores for the Northland could be Apple Store, Crate & Barrel, Pottery Barn, West Elm, Pottery Barn Kids, and Macy's Furniture.
And honestly, I just don't see any of these stores buying the sales pitch to open stores at that location, if even anywhere in the Northland.
Most people buy things using credit cards and we have all these stores elsewhere in KC, so I'm sure if there were a lot of Northlanders shopping at the Pottery Barn on the Plaza or down in Leawood, PB would know about it and would be actively looking for a KC North location.

The City Targets are designed for urban locations. I wouldn't call anything in the Northland urban other than maybe parts of NKC. Plus, there is a Target right across 169 from the mall, no way Target is going to build two Targets facing each other.City Target?

The movie theater also is a big question mark. AMC won't likely build one there. Cinemark could stand to expand there, but would that be too much of a good thing?

I really want to see Metro North return as an enclosed mall. (With the balloons!) I thought walking through traffic to get from store to store in outdoor malls was stupid in CA, and we didn't have snow. I hate change for the sake of change. I've been to Zona Rosa, but really dread driving in the area. It's a congested mess. I'll avoid it at all costs next Christmas. It would be nice to have the choice of an indoor mall.

Just because it is new, does not mean it will succeed. (Great Mall, anyone?)
There is a profit center in building this junk all over the country. Just the "building", not the "operating". They make their money and walk away to let others figure out how to keep it profitable. Then the locals are left holding the bag and looking at yet another failed retail experiment.
Even if it succeeds, it will be at the detriment of some other northland shopping centers.

When first opened it was an outlet mall. At the time these were the hottest thing going. Lawrence had two and there was one in Odessa and for a few years the centers were nearly or completely filled with stores. But that fad had a very short lifespan and now outlet malls are mainly near tourist areas. Great Mall tried to rebrand itself but what made it attractive once, location, became a liability.

The Northland's growth will eventually allow for multiple retail nodes. Its a shame three of them are located off of M-152/Barry Rd.
Metro North Mall has always been the central location for everyone to shop. The nearby neighborhoods are old, but that has nothing to do with the client base for the new mall. The Northland is connected by interstates and highways, and we have always traveled 10-15 minutes to go 'shopping'. Right now everyone still goes to Zona Rosa. Liberty does not have the same chain stores as a typical mall and is more of a big box only type of area for now...pending any new Shoal Creek Valley lifestyle centers. There are over 300,000 people in Clay and Platte county, they can't all just go to Zona Rosa for Christmas shopping.
The mall needs to have unique stores to both the Northland and KC. I can't see Gap, Express, Limited, etc. being at both locations only 4-5 miles apart.
But their could be new tenants such as a Von Maur, Pottery Barn, Crate and Barrel, Scheels, Apple, Banana Republic, etc.
MD management has own the mall for a long time, and I hope they do a better job at facility management, marketing, leasing, and mall promotion.
They also own the Barry Towne which is half empty. They need to be a better job at being proactive to secure tenants.

Metro North Mall was so mismanaged for so long it had no chance of survival through the decline and especially through the rough days of malls. Then with the growth of the Liberty/KC North along with the growth of the I-29/Barry area including Zona Rosa and many others offering much more attractive retail locations death that pace of decline simply accelerated.
I just don't see how that area can get the traction to acquire any major retail tenants at this point especially for a traditional-style mall. Didn't MD Management announce the exact same redevelopment plan a few years ago for both Metro North and Metcalf South malls? On a positive note (I guess) MD Management did successfully redo the East Hills Mall in St. Joseph roughly four years ago so maybe they know what they are doing?? As a former northland resident who has watched that area of retail decline of the past several years I have a difficult time seeing it work out with a smaller version of the original Metro North Mall.

Oak Park Mall has some old neighborhoods and apartments nearby, but it has also had good management, Bannister Mall lived until they built shopping closer to the white people from Lees Summit and SoJoCo

Theirs already lots of Shopping Centers in the Northland. I was just finding Places not in the KC we could see and theirs a lot.

Disagree. Some retail is faltering, but often others will pick up the slack. Brick and mortar stores are not going anyplace. This is a terrible idea that people will immediately regret.
The key is to build something at Metro North rather than let is rot and watch 2-3 million sq ft of retail go up elsewhere in the northland as the northland continues to add residents.
I'm not a fan of sprawl, but this is a case where commercial sprawl needs to be re-developed before it become cancerous and effects home values etc.
The Northland will eventually get the attention of similar retail and restaurants that now go to South JoCo and if there is a way to concentrate them into a new Metro North project, that would be the way to go. Like I said, they will just end at 98th and 169 instead which would not be good.
Brick and mortar stores aren't gone yet, but many are on their last legs. I'll be surprised if this is ever built if its ever even close to capacity tenant-wise.
Indoor malls are also not gone forever. They will never return to their glory days, but I think you will always have super regional climate controlled malls (one per 250-500k people anyway).
As far as Metro North. They just need to find a niche that is not yet served (or is undeserved) in the Northland. It could be a small upscale center, or an entertainment type center (Dave and Busters etc) or better yet an mixed use center with lots of high density residential. The key to Metro North being redeveloped is stopping the development of future greenfield projects, especially those built with incentives.
So long as new shopping centers continue to be proposed and built in the 152 corridor (mostly Tiffany Springs and Shoal Creek), redeveloping an existing center will be nearly impossible.
