Re: Former Folger's Coffee plant for sale
I lived across the street from this place when I first moved to KC. I miss the smell of burnt coffee every morning...
I'll be interested to see what comes of the place.

That building was completed in 1899 and was originally occupied by the Swofford Bros. Dry Goods Company, a wholesale clothing and housewares store.

There is a very credible housing developer who is currently trying to make a project in this facility.

BTW, great picture Fang. Taken in the rain with pedestrians in the shot makes it look like there is some level of street activity--you know, like a city. Love it!

Downtown is on a roll! What's the catalyst for all this housing movement downtown?

^Downtown rentals are 98% occupied. Demand is higher than supply. Condos are only about 85-90% occupied so there will be growth with rental units but even so, the condo vacancy isn't as high as I thought it was.

Loftguy, have you heard what is going on with The Reserve building? Is the hotel still in the plans? And do you know anything about what is going on with the Grand Avenue Temple office building at 9th and Grand?
Buildings for sale downtown that need to be housing:
Argyle Building, 12th and McGee
Pickwick Hotel, 10th and McGee
Corrigan Building, 18th and Walnut
Gumbel Building, 8th and Walnut

The Reserve status has been remarkably mute.
The Grand Avenue Temple has been owned by an accountant, whose business occupies 1/10th of the building. The rest sits idle.
He bought the building for $15,000.00, twenty years ago, and feels no real motivation to do anything other than what he is doing.
Out of your list, the property that I would instinctively remove from the potential residential list, the Corrigan building, is likely too well occupied and the investment in existing office finishes too high, to allow conversion.
