Downtown KCK is a sad mess. I went down there to explore earlier this week on one of the nicer afternoons and besides the Merc, there's nothing going on down there. The entire vibe is of despair and desperation, and it's not only because I was panhandled about once a block, especially around the police station in the old Wards store. Most of the buildings on Minnesota are empty and it gets worse the further west, north, or south you go from Minnesota and 7th. KCK urban renewed the heck out of their core, which used to be the metros second most profitable shopping destination after downtown KCMO, later third after the Plaza prior to Indian Springs Mall being built, and the only investment they've thrown at it since is the money that went into landing the Merc Co-Op store. Lewis and Clark park was full of trash and graffiti and I assumed the riverfront trail would be the same.

The only new development in KCK that I can think of that hasn't been heavily subsidized is the new Menards going up on the city limits of KCK and Roeland Park, and I'll believe that store is happening when it gets built. BTW, Menards also asked for and received subsidies to build in Salina, Wichita, Topeka, and Garden City, KS. Can't find any info on Lawrence.

Per its latest PDF Lot to South of Apartments under Contract and its Zoned Retail and Lot 1 something might be going on it.

Most Menards in KS/MO/NE that I know of were incentivized. I know in Kansas alone they asked for and were granted money in Wichita, KCK, Garden City, Salina, and Topeka. Nebraska’s for Grand Island, Kearney, North Platte, Hastings, Scottsbluff, Fremont, Columbus, and Norfolk. They didn’t ask for incentives for the second KCK store, but nearly two years later it hasn’t broke ground…

What is the likelihood that this going to happen? Seems like a lot of planning and money for a movie theater, arena/concert venue and a top golf knockoff.
