OFFICIAL - Hampton Inn (formerly Gumbel Building)
This condo project is on the tour this weekend so might as well get a thread about it. 32 condos ranging from 750-1400 sf. and upper price of $350k. Some of the roof will have an added story for 2 story penthouses with the rest being a community deck.
This is a nice little infill project...now let's hope it can spur some of the surface lots around it to go away.

we are doing some renderings of this building, and eventually drawings. i'm not sure on its status, but it is on the tour. there are a couple more "unannounced" projects that information might be available on soon.

For you tactical navigators like me, that would be directly south of Arun in the UMB Bank parking lot, across Walnut from the opera house turned parking garage.voltopt wrote: walnut and 8th, i believe, on the southeast corner...

Re: OFFICIAL: Gumbel Condos
Here's a story in this AM's Star about it :
Gumbel Building to go condo, developer says
By KEVIN COLLISON The Kansas City Star
The historic Gumbel Building, a century-old jewel with stone eagles adorning each corner, is slated to become condominiums, the latest downtown office building to go residential.
Developer Mark Latshaw wants to renovate the six-story building at Eighth and Walnut streets into 32 condos ranging from 650 to 1,400 square feet and priced at $165,000 to $340,000.

Re: OFFICIAL: Gumbel Condos
The momentum seems unstoppable. With interest rates rising, how long can this last? I suspect that the momentum will continue even if rates were high but with more leased apartments than condos.

Re: OFFICIAL: Gumbel Condos
Is this a new project, or is there another thread for this....... that's a big parking garage........Latshaw is also pursuing an ambitious proposal for 13th and Wyandotte streets. He wants to build a 10-story building that would include 42 condominiums wrapped around a 750-space parking garage. The $32 million project would be adjacent to his Club House Lofts project in the old Kansas City Club and would be across Wyandotte from Barney Allis Plaza.

Does anyone here have that list of 25 buildings? I know the Empire theater is another one.Collison article: The Gumbel Building is on the National Register of Historic Places and is one of 25 downtown buildings included in a recent survey by the Kansas City chapter of the American Institute of Architects as being worth of saving.

They start in the 170s, I believe.chrizow wrote: any new word on the price range on these bad boys? this looks like a good project. it has chrizow written all over it.

right in my wheelhouse. gracias.staubio wrote: They start in the 170s, I believe.
Re: OFFICIAL: Gumbel Condos
Perhaps, but their smallest units are studios - and pretty small ones at that. The models that they had open for the loft tour were nicely done - probably quite a few upgrades to add on top of the base price. But the price/sq ft and HOA dues seemed a little high to me for what you were getting.chrizow wrote: right in my wheelhouse. gracias.
It is a nice building. Good to see it being fixed up.
Re: OFFICIAL: Gumbel Condos
yeah, that's a concern. i am totally fine with a tiny apartment, but i'd at least like it to be a one-bedroom. my one-bedroom in columbia was 580 sq feet and it was the perfect size for me.

Re: OFFICIAL: Gumbel Condos
There is a unit that has a small bedroom that is up on a platform surrounded by frosted glass planks. Definately a little different from what you see. I had a friend that almost bought here. They weren't built out but some of the quality wasn't all there at that time. I'd be anxious to see how they turned out. I'd say these are among my favorites.chrizow wrote: yeah, that's a concern. i am totally fine with a tiny apartment, but i'd at least like it to be a one-bedroom. my one-bedroom in columbia was 580 sq feet and it was the perfect size for me.
Re: OFFICIAL: Gumbel Condos
well, if they are currently being pre-sold and bought up, i won't be able to get in on one. i was thinking they would go up for sale in like 9 months. silly me!
