All this KCK talk has brought up Independence,MO a couple of times. There is little comparison. Indep has some nasty areas along western 40 hwy and 24 hwy, but most of it is pretty nice. The eastern part is very nice, right there with much of JoCo and the Northland. Indep is also growing and is consistently in the top ten metro cities for housing permits. It has a mall that is as busy and vibrant as Oak Park, the area around the mall is one of the top few hottest development places in the metro if not the hottest, the Blue Ridge Mall is about to become totally rejuvenated, historic downtown is popular and quickly getting rehabbed, the Truman Library just expanded, you have Fort Osage nearby and the RLDS church and arena are also a big part of the community and skyline. Indep is dense compared to KCK, it is nearly totally built up west of 291 and there are some real big commercial and housing developments going up in the east part including a master planned community that will have thousands of homes. This area blends into Blue Springs and Lee's Summit and it's has some very nice terrain. The southern half of Indep is older yet stable and nice, there are even a few housing developments still going in around the Blue Ridge Mall in rare vacant areas. Noland Road is still very strong and the city is investing in that corridor with new raised medians etc. The car dealerships are fixing up the "miracle mile" and a new HyVee and Sams Club will be going in at the struggling 40 and Noland area. The northern half west of 291 is where most of the problems exits in Indep; white trash and meth labs etc. Anyway, Indep is like a mini KCMO with a wide range of areas, but I guarantee you, go drive around the east side of it and you will be amazed at how nice it is and what's out there, I know I have been, since much of it was pretty new to me.

The new real estate in Independence has to be some of the least expensive in the metro. I guess that is a plus. I'm not too familiar with Independence. Although, I have been there, but don't remember the downtown. I can't wait until I get my drivers' license and can drive alone, so I can explore the metro! I want to see downtown Independence. Do you have any photos of it, KCgridlock?

Downtown Independence is quite historical and only the Truman Courthouse Clock Tower (and another mid-rise building nearby w/ an American flag on top), RLDS Temple & Auditorium and a few other smaller buildings make up the skyline in Independence Square. Some of the buildings date as far back as 1827 and many house museums, restaurants, antique shops and other retail. A history buff could easily spend a whole day around Independence Square and to see the massive Mormon temple alone is worth the trip downtown.

Indy has a bad rap as being a meth capital. Actually, the amount of meth being created or sold in Indy is no different than anywhere else in the metro. Indy is just doing somehting about it by amping up its drug task force and producing mass arrests!

KCSKYSCRAPERS changed my life. I was on the edge until I visited this site. Now I find myself longing to dive off a 60 story building onto a frozen fountain paying tribute to the St. Louis Arch.

Little Blue Valley is sure growing and is one of the hottest areas in the metro area. Look at the Independece Center area-It boomed and still is! :lol:

Hate it.  I lived there when I was a teenager.  The only time I ever see the place anymore is driving across it to go somewhere else and I'd like to keep it that way.

i delivered mail in independence for two summers and one winter inter-semester break. 

1.  independence is precisely as trashy as people say it is.
2.  there are pockets of really nice stuff there, old and new.
3.  you couldn't pay me to live there.
