The same developer who built the house at 1120 Missouri Ave has submitted plans to build two similar homes on a vacant lot at 569 Harrison (I believe it is currently a single lot that will be split in two).
They are also building 5 in the Westside at 21st and Belleview.
Here is what 1120 looks like.

There are so many parcels in Columbus Park that could accommodate such houses that I wish they could all be developed. There look to be four or five parcels on west side of the 500 block of Campbell that could handle a row of those; and also on E. 5th Street around Gillis.

Met a developer recently with that exact plan - just in a different part of the core.

They seem to be confused as to the location. River Market is 2 blocks west of Holmes.

I love the design - one of the first new buildings in the area (west of the HOA bridge) that looks like it belongs there. And for a pet hospital!

It looks like the next phase of the CP redevelopment is beginning to move forward. From the CPC agenda
- A request to approve a rezoning from District
UR to District UR for the purpose of amending the UR plan to change the recommended land use in
Phase 3 from mixed-use to commercial use on about 20 acres generally located between 3rd Street on
the north, 5th Street on the south and Cherry Street on the west.

Hopefully they move away from designs that lack street integration and look like 'the projects'. They had a pretty good start with the first 5th St infill then blew it with the following infill. This area is an example where it would be hard to pull off retail space with every project but I would still argue for it as the retail space could be used for other functions (storage, exercise room, etc) until prime for retail perhaps a decade+ later.

The building on 5th that forces the sidewalk over so they could have on street angle parking?
Or the building on 5th where "they" has an entirely different owner and put a parking lot along both 5th and Cherry?

Functionally fine even though a basic box... retail space below, slanted parking fine for this neighborhood, needs more flair...
Passable. Stoop design is nice, ideally better mix of materials even if stucco...
Sigh...
Meh..
Given the close proximity to streetcar, especially via scooter/bike, more 4-6 floor lego block buildings (River Market West) would be better than the latter two. And would press for retail space for those along 3rd and 5th.

Retail space along 3rd? Who exactly would be a customer?
Retail should be centrally located around Missouri and Campbell, not next to an industrial area.

It does't need to be 3rd but would be a natural extension to what's going on with 3rd around RM. And Caddy Shack is there.
Future residential growth is prime for that stretch. Seattle required this in past in certain areas and it paid off 10-20 years later, not sure if they still do. The space was required but could be used for storage, exercise room or a small biz until the residential neighborhood is built up enough for more retail.
