1531 Holmes

RFP was issued for property in March 2022. Sale of land by city passed out of Finance, Governance & Public Safety today, in front of Council tomorrow.

180+ units, looking to reduce from 6 floors, 6,000 sf commercial, 126 parking spaces. 20% affordable at 60% AMI.

Believe this is the first project for developers Grayson Capital, started by for JE Dunn Construction executive Michael Collins.

Looks good! Would be curious if anything was shared about the ground floor.

EDIT: Nevermind, I overlooked the 6,000 sqft commercial. Love to see it!

Looks like rooftop decks for those residential units. So those overhangs could be shade structures. Based on the angle, the views of the skyline could be great from that angle.

Current site and the expected view from the top floor terraces. Not the best view, but also not the worst. It really is an island on its own though, but I could see that changing.

Not sure if new info or not but this project will integrate with the bus stops. Developer plans a waiting room within the facility

This would have to be for Troost MAX only, since the Troost local runs on Troost. Not sure how this will work in the long term since MoDOT wants to rip out the Holmes bridge over 670 rather than pay to replace it, which would likely consolidate the Troost MAX on Charlotte.

Development of a Multi-Family complex with 184 residential units, a mix of studio, 1 bed and 2 bed units, with associated amenities and 6,000 SF of retail space.

Well, that got a lot cheaper looking after the value engineering. I guess it was screened by the trees in previous renderings, but the blank wall on the south half is no bueno.

overall nice design. Will fit in well with the area. But really excited more vacant and or sitting land/property is being developed in the Crossroads to keep the place growing and moving forward. Let's get the shovels in the ground and moving on bring more residents to the area.

It didn’t get too much cheaper, but I agree the north facade being mostly blank is a bummer. Probably because it faces the highway. I’m actually surprised they’ll continue the primary facade design down to the south side.

Is it really so hard to step down the elevation along Holmes and provide an active street level instead of blank walls?
