I doubt the P&L designers intended a Borg ship to overtake it. Looks rougher than the 3rd shift at the Waffle House.

Yes build it... with some respect for P&L. Given renderings almost never match reality, error on the side of giving P&L some breathing room.

There should be more thought on how to enforce rights on the back end instead of on the front end.

None of the KC projects are open yet? Has anyone talked to a Lux Living tenant recently? They claimed they fixed things, but obviously that needs confirmation.

I'm not sure Reddit is a productive way to go about this either. No more than KCTenants is.

Create regulations that allow you to build as a right and then enforce landlord stuff on the back end.

Combining the two is not conducive to healthy development.

A lot of hand wringing, rightfully so, as the design is not very exciting if not drab & overbearing considering the iconic nature of its neighbor. There is a lot that could be done to improve the design to make it more pleasing that I assume would still be cost effective.

However I just have real doubts this project gets built and if it does it will be at a smaller scale. Maybe I’m way off and the thing is already shovel ready. The location is great, planned use is what we need downtown for sure. But I’m just not convinced it will have the legs to finish.

The design is much improved (clearly KCRag and social media feedback was listened to! More of this please!). The height shrunk by 30ft and massing shifted on Wyandotte. Parking is 1:1 for residential and will be at, or below, 100 spaces for the hotel (valet only spaces). Sidewalk enhancements/traffic calming still being looked at.

I wish more people showed up to the meeting. Only 10 attendees. 3 were from the development team.

Overall, I give it an A+ now. The redesign makes it more tasteful.

I wish it were taller. The evolution of a city includes growing vertically, at the expense of changing the skyline. It all equals out in time.

Pretty much agree, this design is much better but I wish we kept the taller height

Now that is appropriate in style and scale. I am impressed.

I didn't hear anything about a particular hotel franchise beyond they were talking to some. I imagine this will be a middle-upper tier hotel flag.

Much better design for sure. Compliments better the area & architectural uniqueness of the neighbors. That is a win for sure. Bummer the height has dropped. I agree that the more vertical we can get the better.

I worry now that the building has gotten a shave it enhances that realization this goes *poof* victim of high finance rates, high building costs. Etc

Agree much better. Could probably go taller on NW corner of project with several floors of 360 view suites. Is distant enough from P&L tower w/out imposing on it.

I threw this together quickly so not very clean. Conceptually something like this. Note that I dropped a few floors on SW corner to visually terrace up to P&L and added more floors on NW corner...
