108 Grand
This is the site that was once a coal yard for the Vicinity Energy Plant. It was listed for sale a few months back. A Development Assistance Team meeting has been requested by Jonathan Arnold (2nd and Delaware) for a "mixed-income, mixed-use residential development. This is a project, and site, to watch since it's a very large parcel that borders the Grand bridge and is one of the last big development sites in the neighborhood. The site is 3.6 acres in size.
In terms of design, I expect a similar look to 2nd and Delaware, but I hope the height is a little taller to establish a presence and push density. It's at the point where new projects must go larger or else we'll be all out of land and have junk projects and density (looking at you 3rd and Grand).

I wonder how much cleanup of the site will cost since it's a former coal yard?

Isn’t there a bunch of heavy duty electrical transformers and such right there? Plus other things feeding into that steam production company building on the East side of Grand. Just curious where this is and how all this elements play into it. Thinking if it is not that spot do you want a major electrical site being your neighbor

yes, there is an electrical transformer yard to the west of the parcel.
At one point, that development site was being discussed for a parking garage.

Like 2nd & Delaware, this site has great river and city views. Hopefully Jonathan can pull off a project of the quality of his prior work.

Just a couple of floors of parking and shield that area. Shouldn't be too much of a issue. It's got great access to the park + RM.

Found a mention of the # of units in the Conditions section of the Developer Assistance permit.
It states the Phase 1 of this project has 529 units.

, for Five Hundred Twenty-nine (529) multi-family units in Phase 1, For Phase 2, for Three hundred (300) multi-family units.

This is EXACTLY what this site needs to make an impact. It's down in the hole as-is. A project with 829 apartments on 3.6 acres has to mean these will be high-rise buildings. Potentially touching City Harvest-level height.
I'm excited to see the designs for this. Here's to hoping the architecture is fitting for an iconic entrance to the neighborhood from the Riverfront Park.

Honestly, Tenants group don't worry me as much as the Parking NIMBY's these days.
