I'm starting a separate thread on the new Accessory Dwelling Unit ordinance that was passed by the City Council.

Does anyone have predictions of what parts of KCMO and particularly neighborhoods where most ADUs will likely be constructed?

If you see them being constructed, snap a photo and post it here.

If you see good examples of them or photos of finished ones anywhere in the City, Metro, or country, post examples here.

Maybe the Westside/Observation Park area? Have you seen any in the Historic Northeast?

There are legacy-type ADUs in the Historic Northeast that are usually a converted carriage house, or third-story attic conversion. I haven't seen any new-build structures yet though.

Does this allow large homes to be divided into apartments? I'm sure I'm not the only person here who remembers when the city forced the removal of kitchens from large houses like those found in Hyde Park. I had friends who lived on Janssen Place in the 70s. When they bought the house, the property had five living units and five kitchens. They were made to tear out two of the four kitchens in the house and the kitchen in the carriage house. So long affordable housing in midtown.

No. There can only be one ADU per property. It appears that it can be within an existing home--or new home, but it has to be less than 50 percent of the primary home's square footage. It can be anywhere within the house (third floor, basement, garage apartment) or add-on addition. It can't be an AirBNB-type situation (temporary rental).
ADUs may be attached or detached to the principal property
The owner must reside in one of the two units.
ADUs cannot be used as short-term rentals.
Additional parking is not required to rent or occupy an ADU.
An ADU must be smaller than the principal dwelling unit.
Historic ADUs may be used if they are brought up to city code for dwellings.[/list]
