Beyond KC Southern working on a proposal here, I know of two other firms presently working on proposals for this site with another one or two likely to join in soon. There could be more, but the process seems to be getting fairly stacked so far. I have faith each group will bring something special to this site.

Are they designing a large project to use both parcels or are they designing a smaller project for one of the parcels?

If the infill project is indeed 15 stories tall, the views from the upper five floors (presumably residential) should be pretty sweet. Well overhead of the convention center and down the slope toward Crossroads.

Unfortunately a building here can’t be that tall because of the 130ft height limit. I did send the drone up to see what it would be like from the 12th floor at 125ft. Pretty sweet views but the roof of the convention center sucks to look at and a lot of the shorter buildings to the east will be blocked by the Barney Allis Plaza building. I actually like the view north more than east or south.

Guessing they could request a variance – not in FAA zone or restricted view.

I still don't understand why in the world they would have a 130' height limit at that location. You would want to be above the 10th floor just to get away from the terrible views of bartle hall there.

It’d look nice if the roof was turned into a green park and we abandon trying to turn BAP into being all things to all people. Just build a garage and a residential building on top. Done.

Javits in new york has a green roof that's just a green roof, not accessible as far as I know. Probably for rainwater retention or somesuch

Vancouver convention center has a green roof. Lots of large buildings in Europe and Asia do as well. This bolt-on residential/park/garage concept just feels very contrived and doesn't fit with the environment. I really don't think it will be used much as a park and, if the residential project comes to fruition, I don't think it will be a great environment. Half of the west side will stare at a blank convention wall, the other at an ugly convention roof.

Fully support this idea. If we're gonna do it, they should go ahead and renovate the whole convention center too. Would love to see some proposals. Let's get BAP done first though.

We're voting in November to issue bonds for upgrades to the convention center (45 Million).

Correct, the $45 million is solely to cover deferred maintenance at the building. With that said, some of this deferred maintenance has been delayed for decades -- so it's absolutely vital to get this work done. And it won't all be back-of-house improvements either; much of it will be evident to visitors at the Center as they're navigating through the campus.

I explored responding to the RFP and pulled the plug yesterday. I know three teams are working on this. Two I know the architect and development, the other one I only know the architect and can't think of who the developer would be (but again, maybe it's obvious). Out of respect of these architects and developers, I won't reveal their names publicly.

On my end, I did tap a St. Louis architecture firm that I have a positive relationship with to do a project here, but after learning who the others were, I decided to back out of this one and focus on another site nearby. I look forward to seeing whichever proposal is chosen for this site and I hope that whatever it is, is creative.

My idea was two towers bisected by a Plaza that was surrounded by retail, restaurant and lobby spaces. An urban grocer was the intention at the corner of 12th and Broadway. A counter-style sandwich shop or similar would've faced the Plaza along with a great restaurant-bar concept I had thought up, another retail space would be available along Broadway for whatever else. The Plaza really would've been the focal point of the whole development because of how it would be. The two structures would've been nice too, but the plaza is one that I think would be great to see replicated elsewhere.

Would they (KCS) have to submit a proposal in response to the RFP? Or would the city just give it to them if none of the responses are worth a damn?

Does KCS have any other properties DT that would be good for a trade? I’d rather do that than give or sell them the property. This city needs to start knocking out some empty lots.
