KCI 29 Logistics Park

The Platte County Economic Development Council has issued a press release reporting that Hunt Midwest has assembled about 3300 acres of land directly north of KCI and south of State Route 92 for development of a logistics park. It appears Hunt Midwest is attempting to get additional land to the west where I-29 and Hwy. 92 meet near Platte City.

Hunt Midwest Assembles 3,300 Acres in Prime Location Adjacent to Kansas City International Airport
Hunt Midwest recently closed on the acquisition of over 1,300 acres located adjacent to the Kansas City International Airport in Kansas City, Missouri. The property is contiguous with roughly 2,000 acres already owned by Hunt Midwest. Its addition results in nearly 3,300 acres under a single ownership for development of the largest logistics park in the State of Missouri.

The recently dubbed KCI 29 Logistics Park, will support up to 18 million square feet of Class A logistics and manufacturing space along with 20 plus acres of commercial mixed-use. It has the potential to attract over 8,000 employees with an overall capital investment of nearly $1.3 billion over the next decade. Its highly accessible location provides immediate access to KCI Air Cargo operations and Interstates 29 and 435 via the Mexico City Interchange. Area infrastructure is robust with available onsite transmission level power, a transmission waterline, and a wastewater treatment plant.

In addition to boosting air cargo, would be good to score some (clean) manufacturing as they tend to bring higher paying jobs than warehouse jobs. And it appears to be KCMO city proper too.

Per the KCMO de-annexation thread, an example why not to in the long run. Instead of allocating unused land for inefficient/high maintenance large swaths of single family homes, use for functions like warehouse, manufacturing, data centers, solar/wind farms, etc. and pursue denser residential mixed use infill within existing sprawl.

Good lord that is a huge area. Seems perfect for such a development. Hopefully the massive solar farm gets built.

Lots of room to do just about anything in the Northland. Plus as you drive around a lot of for sale signs on vacant land. Going to be a very busy and interesting next 10yrs up here

If KCMO keeps annexing in Northern Platte County the SE part of Nebraska will actually be closer to these Northern Parts of the City then it will be from the Northern KCMO to Southern KCMO, just mindboggling

can't help but think the land would be better used for data centers and industrial. airport owns it so the revenue would go to maintenance and lowering fees

Why not both? Put the solar panels on the roofs of the boxes.

More details on what is planned. This is being positioned for the likes of a Tesla or Intel mega-facility.

For now, Hunt Midwest Senior Vice President of Industrial Real Estate Mike Bell says they’ll start small, developing part of the site and improving local roads.

“So it’ll be both,” Bell said. “We’ll do spec development for industrial and we’ll also work with the local economic development authorities and try to attract large manufacturers here to Kansas City.”

Some good details on this project’s incentives and status in the KCBJ today
Hunt Midwest is underway on design work for the park's roadway and utility extensions. Once complete, those extensions could begin construction in 2023, according to Port KC materials.

Port Authority of Kansas City commissioners on Wednesday approved an expression of intent to give an undisclosed international retail company a personal property tax exemption for "Project Gateway," a large distribution center contemplated northwest of Interstate 29's interchange with Mexico City Avenue.
Kansas City is competing against multiple other states and communities for the codenamed "Project Gateway," Port KC CEO Jon Stephens said Wednesday. The mystery company would occupy a 1.25 million-square-foot industrial building and invest about $110 million in personal property, including advanced distribution equipment technology. The company would create 350 jobs, with average annual salaries of $45,760, per Port KC documents.

I guess this would be great for KC, but I really wish this corporate welfare would stop. States fighting over these distribution centers which don't really add much to an economy. If anything they are a loss with all the incentives due to their needed infrastructure and long term use of that infrastructure (big trucks beating up the roads).

So sick of corporate America getting tax breaks and and other incentives for every single thing they build along with tax breaks for the things they abandon and let rot.

Governments are rushing towards Data centers, internet lines, advanced manufacturing to secure a foothold

I get that to a degree, but every petsmart or amazon warehouse is treated like the next Tesla plant for a community. These things are literally everywhere now. I just wish they paid their fair share in taxes.

Speaking of Tesla, looks like KC lost out on the DC that is going in East St. Louis. May be common knowledge but I hadn't seen it before
Rasmussen, Hrubes, and Lampit all discussed Tesla’s decision to locate its newest Midwest facility in Pontoon Beach. The company initially targetted the Kansas City market but couldn’t find the 700,000 square feet of space it needed, they said. Tesla then found exactly what it sought at Gateway TradePort, one of the newest industrial parks in the 70s corridor. Hrubes said infrastructure investment has been key to spurring development all along the corridor.

Does anybody here do a lot of driving through Indiana, Illinois and to a lesser extent Ohio?

Be careful what you wish for with these all these warehouses. There are some stretches of highways in rural IN and IL where there are more big semi trucks than cars. No way MODot can really handle that kind of truck traffic on its highway system.

My view in those areas every time I drive to KC:

My ideal America reserves highways for mostly freight while passengers fly or take the train. I really don’t see what the problem is with that photo. People should be riding the rails or flying - not driving.

Chances are that much of what those trucks are carrying could be on rails too.

That's fine with respect to data centers and the technology side of these large logistic parks but a lot of the land ultimately go to distribution centers and warehouses that don't employ all that many people, pay rather poorly and have major sustainability issues. It's crazy that we would subsidize this stuff.
