413 Delaware Infill

Seems like something is brewing on this narrow lot. 14 apartment units, 2 condos, and a small commercial space are planned. Application to the City says Gould Evans is the architect. The developer is "Classical Developments", which a Google Search reveals did the 41Penn condos in Westport a number of years ago.

This is very interesting project in my view, and an example we don't see too much of these days, a small format multi-family building. The units might not have much of a view, but this is what urban development is. You're on the streetcar line and in an area that's set to grow dramatically over the next few years leading to a more walkable environment. This project borders the Flaherty and Collins 5th and Main project.

No renderings or diagrams yet, but I'm keeping a lookout on this one. I have a high interest in these types of developments as their smaller size helps with the variation of block faces and neighborhoods.

We have a rendering and I must say, I like it a lot.

Plans say there will be parking in the basement, retail on the first floor, the rental units will be a 14 room hotel on the second and third floors. Floors 4 and 5 will be 1 dwelling unit each and the 6th/top level will be an amenity with outdoor pool. Facade materials are brick, metal panel, concrete, and glass. Metal panels will be a bronze color. Brick color not yet finalized.

I don’t think any incentives are being sought. But I believe they can seek incentives with no strings attached since the number of residential units falls below the minimums amount required for the affordable housing rules to kick in.

I’d have to check to be sure, but I think the width of the lot is only 18FT or so. I’ll have to check when I get back on my computer

The lot width is 26ft wide.

I saw alot of similar infill when I lived in Chicago. This is the human scale density we need!

Maybe something like the "No Vacancy" Airbnb Hotel in Crossroads?

^I think that's what it'll be like as well. I like No Vacancy, is my preferred place to stay when I come to visit mostly because the rooms there are unique and different. I hope that the small hotel at 413 Delaware has unique rooms themed to the neighborhood.

An architect with Gould Evans on Twitter says, "I will need to confirm but I believe there are no incentives being utilized in this project."

Regarding parking, there will only be two car parking spaces accessed through the alley. There will also be 8 bike spaces (3 short term, 3 long term, and 2 for commercial spaces).

Is great to see every nook and cranny filled in RM. Now it's time for Xroads, ideally starting along streetcar line.

Which probably gets help from the 670 deck, which will raise property values of some adjacent lots

This is a significant project -- more than it seems. It's because it's such a small parcel, and it's mixed-use that appears to not be seeking incentives. When small parcels like this start getting developed, it means the streetcar line is make those parcels valuable.
