Is new commercial office space really necessary in the near future? A lot of companies / employees may move to a permanent WFH model or a hybrid desk sharing model where less commercial office space is needed.

Unclear how this will play out in the long term but in the short term what seems to be happening is that companies that do decide to reduce office space are often upgrading for nicer digs. If that trend continues we'll see more Class B/C buildings converted to residential and more Class A depending on how demand plays out. Even some burbs are converting Class B/C to residential, not just a city thing. (yes, I see it's an old post)

Isn't this where the Emery Bird Thayer restaurant once was? What happened to the bits of the building after it went out?

Yes. Someone posted on one of those KC History Facebook groups that some stuff has been salvaged, other things like the columns weren’t retrievable.
