A 500 unit apartment building on that site would be at least 30 floors.
This is what I have heard as well. Personally, rather see both parcels developed at around 20 floors with good ground floor activation. Parking could always be reduced (and should be). If 500 spaces were built for 1:1 apartment parking, I guarantee over 100 of those would be constantly vacant, then you could offer some public parking. 800 seems like overkill considering all the parking nearby. And unless the parking garage entrance and exits were on Truman Road, I imagine the Streetcar authority would oppose entrances and exits on Main (prevent backups). I think the 80,000 square feet of retail could be the driving factor and the ability to offer a more affordable mix of apartments. It is nationwide. Not to mention 80,000 sqft is just about right for a big retailer.
