I thought the 500 units are split between two parcels. Not saying this means the buildings will be short or anything, but if each side of the street gets 250 each, then you could have two, 20-story buildings. Condensing all 500 into one building would be unheard of here (at least for right now).

This is what I have heard as well. Personally, rather see both parcels developed at around 20 floors with good ground floor activation. Parking could always be reduced (and should be). If 500 spaces were built for 1:1 apartment parking, I guarantee over 100 of those would be constantly vacant, then you could offer some public parking. 800 seems like overkill considering all the parking nearby. And unless the parking garage entrance and exits were on Truman Road, I imagine the Streetcar authority would oppose entrances and exits on Main (prevent backups). I'm surprised Cordish would do this before Four Light or whatever because I thought the towers in the original plan were already approved for incentives. The Light buildings all got basically free parking structures which are like 20 million each or something like that. Are they going to get anywhere near such incentives for this project? It just seems like Cordish would have more to gain (profit) by building the next Light tower.

I think the 80,000 square feet of retail could be the driving factor and the ability to offer a more affordable mix of apartments. Possibility of four light including a high end hotel likely factors in and four light has always been planned to be the most prominent building in stature and height.

Why push 4 Light forward if they are also doing this? Maybe this is going forward as retail + office?
