Defeo "Tower" - 3rd & Oak

North Kansas City-based Maxus Properties Inc. is in the early planning stages for an 11-story apartment high-rise with around 235 apartments at the southeast corner of Oak and Third streets.
Tentatively dubbed Defeo, the $45 million tower proposal includes nine stories of construction atop a two-story concrete parking podium.
The apartments will be a mixture of studio, one- and two-bedroom units, ranging from 600 to 2,000 square feet, and with higher-end finishes intended to appeal to younger professional tenants, said Jake Gifford, vice president of development for Maxus.
"Through the use of strategically sized roof decks and stair-stepped apartments, the building will meld into the fabric of the neighborhood rather than dominating its surroundings," he said.

Fancy way of saying set backs/low roofs that are used as rooftop decks or balconies

Formerly on the site was 1930s warehouse building torn down in 2015.

is it the area with a small parking lot and then a vacant lot? Looks like the other around there have building on them. Strange Days Brewing is a fun place so I hope that's not the side of the street

Yes. Pre-dug for the ground floor of the garage to be below ground on 3 sides.

This is a great proposal so far. Looking forward to seeing renderings. More density to the RM!

Hopefully the neighborhood doesn't complain about the 11 floor height. If none, could set the stage for the taller construction planned along Delaware w/out resistance.

There is an alley along the east side of this property that could be utilized for garage entrances rather than the 3(?) I am seeing along 3rd and Oak street sides.
