1,000 new housing units and commercial space will rise before City Planning Commission once again, after its developers withdrew previous plans in January.
Planning Commission members on Monday evening got their first look at the latest iteration of Watercrest South and the Copper Creek Apartments, which includes an uptick of more than 160 units.
The location for different housing types also has been reshuffled across the master-planned community, proposed for 188 acres southwest of Monticello Road and 90th Street, east of Kansas Highway 7.
Original plans from Leawood-based P&L Development LLC and Lenexa-based QC Development called for 1,239 housing units of different types and commercial uses, to be built over at least 11 phases.
Despite a recommendation from city planners, City Council members in August remanded Watercrest South and the Copper Creek Apartments back for further review, following concern among some neighbors.
After further review of planned apartment design and density, planners again recommended approval, but scheduled project reviews by the City Council were continued in the lead-up to the plans being withdrawn.
Here's an overview of where different Watercrest South and Copper Creek Apartments components now stand:
• The development's 35-acre Copper Creek component has been revised from 688 apartments and 44 townhomes to 634 apartments in clustered buildings, varying in size and height based on location.
• Within a 123-acre residential portion of Watercrest South, a northern section with 192 single-family home lots has remained unchanged. A southern section originally planned for an additional 65 lots now is slated for 143 dwelling units in townhomes.
• A 30-acre mixed-use commercial portion of Watercrest South has seen an uptick in planned housing units — an 100-apartment project now has 230 units, while a 150-unit senior housing project now has 206 units. A planned 187,000-square-foot component, conceptualized with a 9,000-square-foot retail building and two 130-room hotels, remains untouched.
P&L Development and QC Development won approval recommendations Monday evening for 14 out of 16 different project measures, including rezoning requests, concept plans and a preliminary plat, for the master-planned community.
The remaining two measures — a rezoning request and concept plan for Watercrest South's 143 townhome units — were continued to the Planning Commission's scheduled April 5 meeting.
