Casinos are HORRIBLE for urban areas. Gaudy, tacky, massive parking requirements, totally self contained and destroyer of sidewalk activation for blocks around them and they attract an undesirable demographic, most of which have no interest in actually being a part of a lively downtown.
A riverfront casino is fine, but I really REALLY hope KC does not even entertain the idea of a casino in the core of Downtown or the surrounding area.
Seriously. Urban casinos are just terrible. It just makes that area of any city look even more desperate than it whatever it was before the casino.
Even Vegas can't really pull off a decent casino in their actual downtown.

Grid makes a point I was going to make that casinos actively design around keeping you inside.
I think I'd prefer them to stay on the river. I won't NIMBY it, but my preference would be no.
If Missouri legalizes sports gambling, I'm more conflicted. It's a horrible addiction but if we're going to have it, I'd allow one or two in tbe downtown area limited to sports.

A high stakes urban casino within a tower could work downtown (not intended for typical consumer gamblers), which are common in Europe, but otherwise KC doesn't need anymore and isn't likely for KC anyway. IOW, no more casinos unless attracting high stake pros, which isn't likely for KC.

I hate sports gaming within stadiums. Every announcement, screen, ad, etc push you to gamble. I do think that some type of sports betting thing would do well downtown. However, it is my understanding that sports betting is likely to be allowed only in a casino so

I agree that most downtown Casinos are not great. I do think they can be done well if it's new construction and it's well thought out. Cordish would be the only operator I'd support doing something downtown and that's not because of my relationships over there. That's because they have so much invested downtown, they're not going to mess it up by building a horrendous casino. I'd actually much prefer to see a sports betting place like they've already been doing and yes, a E-Sports arena similar to the one they're doing in Philly would be cool.

I don't like it that much either but I think it blends well in that downtown area. It's a typical windowless black hole once you're inside though.

In the state of Iowa, prior to this year, if you wanted to use sports betting apps on your phone, you had to physically go to a casino and register first. As of Jan 1, 2021, that requirement was removed. The only requirement now is that you have to be physically present within the state of Iowa. You can download whatever app you want, fund it, and place bets as long as you are within Iowa's borders.
Consequently, every third ad on TV now is for a sports betting app. And most of them, like casinos, are loud and obnoxious. I can deal with the ads for the state lottery, but ads for sports betting apps are awful.
Something to think about.

The structure went up in the late 90s. Streetlevel is pretty good for that era rust belt downtown. At one point, there was transparent street level retail. Blank facade at ground-floor is below 10%, everything else is hotel entry, retail, or the loading docks. Really not bad.
I really like the design of the Detroit Building and having a downtown KC 5 star hotel & resort would be fantastic. It would not be hard for KC to improve on the few misses the Detroit project has.

Edit: I just realized the hotel tower and casino are different buildings. Above comments are just for the hotel tower.

I had no idea Cordish worked on this $700 million Casino in Village West pre-recession. 2,000 slot machines and 75 gaming tables. 300+ Luxury Hotel Rooms

I live in Detroit so I don't need to rely on streetview. There are three casinos in or near downtown Detroit. They aren't the story of downtown. Dan Gilbert is. Billions invested in new & rehab. REsidential, retail, commercial, restaurants, etc. Thousands of jobs downtown. Google has an office in the office building part of the basketball/hockey arena. Bottom line: if you want a better downtown you need a billionaire or two who want to leave a legacy. Casinos are not going to do it.
