Troost Village

Discuss items in the urban core outside of Downtown as described above. Everything in the core including the east side (18th & Vine area), Northeast, Plaza, Westport, Brookside, Valentine, Waldo, 39th street, & the entire midtown area.

Troost Village

These are some renderings/screen caps of the proposed Troost Village project around 31st and Troost. This project includes new construction, renovations, and new parking garages. This project has been in the works for a few years.


Developer: Compass Resources (Compass Smart)
Uses: office, retail, either hotel or apartments, structured parking

This project has the potential to really activate the entirety of that intersection area, and further drive interest in a possible E/W streetcar extension along either 31st or Linwood

These 2 renderings are of the same walkway over Linwood. This appears to connect a new building south of Linwood to buildings to the north. It looks like the northern side will have a parking garage below it.

The Harrison street walkway will connect the parking garage with a renovated apartment building. IRL, this street more of an alleyway width

Is this current or old? All the current signage on site and social media still call project TroostMidtowne. And that developer is doing both sides of Troost? That "Village Market" is currently empty lot SE corner, and bridge would be over Linwood Blvd. Thought that lot was slated for MAC? I know Osage cultural center seems fairly definite, Disney still shown as tabula rasa, as is site of Isis Theater. Really need something with the heft of the old theater building on that corner. The old Firestone sure would have been great outdoor 3 seasons cafe collection during pandemic. Don't think I would permanently enclose the upper section of the port cochere like that. Just an open mezzanine and radiant heaters, fans, and misters. .

This stuff was grabbed from a public release by the architect yesterday. An interview with more info will be on Grill Nation tonight. A project website is coming in the next few weeks.


Edit 1:
The "Village Market" is on land owned by PIEA and Compass Resources (the developer of Troost Village).

Edit 2: Notes from the interview tonight

- We have 2.5 blocks under our control.
- Compass is also doing large projects in Tampa and San Fransisco
- Current renovations will wrap up around Summer and Fall 2021.

Phase 1 :
- $18 million. (3 buildings being renovated today, surface lot behind) and is fully funded.
- interiors are themed Harlem Renaissance. The interiors are much much farther along than you would think driving past.
- is overwhelmingly minority and woman owned businesses. There will be a focus on continuing this with future phases.
- is mostly leased out. Finishing up negotiations with the Osage Tribe of OKC for their component.
- Most of these buildings were designed to have future vertical extensions. Compass will go vertical in the future it sounds like.

Phase 2&3
- Being designed now.
- They plan on starting around December.
- The entire block should be going in Q2 2022.

It sounds like the "The Village" is the name given to the rooftop greenspace itself. The Village will be a "small Power & Light" with space for 5,000. There will be festivals, live music, and other events. Of course, a high tech sound stage will be the corner stone of the space. Every building in and around the village will have terraces and balconies over looking it.

They have a few commercial tenants lined up for the Village Marketplace building(old IsIs Theatre parcel). 130,000 sqft of commercial space with a 14,000 sqft market. The design is meant to reflect the old ISIS theatre and other buildings on that block. The bridge over Linwood connects the commercial tenants to a public gym in the Firestone building.

They have gone to great lengths to restore/replace the old terra cotta. The Shankman Bldng looks great, the Werby is taking more effort to duplicate. Not a lot missing on the Firestone, so should not be hard to restore historic details. Looks like new structure on SE Linwood corner is an attempt to recreate the terra cotta look of the old district. My mom used to come shopping here on lunch break from Pershing Grand to Jones Store. When I was terrified tyke I saw Jack the Giant Killer at the Isis. First and only time I ever saw uniformed ushers at a cinema. At least we will have a shadow of an intact mid-century streetcar suburb shopping district.

Thanks for the breaking info. One correction, please. The Village Marketplace building is SE corner Troost & Linwood. This Isis site is the SW corner of 31st & Troost.

A sidenote. There is another former theater building on Troost just south of Linwood about mid-block on the east side. It is the former Apollo Theater. The facade has been extremely altered from the original theater building.

Too bad about the Apollo. That was a handsome facade. Isis is interesting in that after it was built, office floors above were added later. I can only find one photo that may or may not be the interior lobby. Guess "Isis" was just a name and nothing of decor was ancient Egyptian. Hope improvement of this area enhances attractiveness of the Masonic Temple 2 blocks east as a performance venue. Lots of secure off street parking and adjacent police station. The auditorium and acoustics are exquisite. Lots of exotic colored marbles and granites, Grandeur on par with the Nelson-Atkins.

The PIEA holds the SE corner of Troost and Linwood, but that lot is tied to the SW corner. Believe the PIEA would have to break their agreement with that developer to do what is shown here.

I'm a little skeptical of any project involving 911 Linwood... that building seems to be an albatross. If Compass is the same developer as whoever is doing the current renovations... I'm skeptical that this is anything but vaporware. Renovation progress has been slow and the company seems too small to pull this off.

Current renovation is mostly complete and mostly leased out. The interview touches on this subject. Most of the work is interior and they are a lot farther along than people think.

Looks like a good project. Don't think the skywalks are needed.

The 911 Linwood project could be a good candidate for some super micro studios that would meet the KCMO crazy new incentive policy.

TBF, I didn't think anything had been done to 911 Linwood, so almost any work would put them further along than expected. :lol:

So when's it opening? It seems like the exterior work is serious enough that you couldn't have people in the building without substantial amounts of that scope being completed.
