The permit process in KCMO has been broken since covid hit, even for small uncomplicated projects.

Cushman Q2 report. There's a problem with the YTD (year-to-date) numbers, maybe Q2 numbers not YTD because some are less than Q1. Have messaged the director about it.

Here's Q1 report for comparison. Note the YTD deliveries above should be Q2+Q1 here but probably just Q2 above.

Heard back from Cushman on the discrepancies above. Says their report is based on Yardi Matrix data (and Yardi is considered a fairly accurate source) but Yardi tracks nearly 170K units in KC metro while Cushman under 130K. Cushman says it's a re-adjustment of data, seems low for only 1400 units absorbed in 6 months. A 5% margin of error is expected/acceptable with CRE reports but when you get to over 10%, not sure we can put much stock into this. Looking at common trends across several reports has some merit, not really values of any one report. Yardi does show a decline of demand in May data but only about 400 units less absorption than previous year.

MF permits up to June 2022. Permits are slowing down for some markets but KC Multifamily still in top 25 for year. Nashville is focused far more on SFH. STL doing pretty well probably because they don't have a lot of marketable inventory to begin with. Surprising to see Vegas and Portland lower than STL.

That’s exactly what I was saying the other day about Nashville in the other forum- their growth is primarily suburban. KC is alot more equalized between its suburban & urban growth. All of the top growing metros are doing it off sprawl and suburbs however.

Does anyone think the KCMO should zone some high-density residential multiuse zones in undeveloped places in the Northland now before subdivisions are completely built out? This would be to intervene before the NIMBYs that will come are there to oppose it?

The 152 and 435 interchange has some potential with the 587 project. I think if BRT is going to work on N Oak the city should consider rezoning and allowing redevelopment on the entire corridor. The city could also cap lot sizes to allow homes being closer together. My personal pipedream for the northside would be a dense mixed-use community at the Riverview Greenway, it would have amazing views overlooking NKC and downtown if any kind of height was allowed there. The fact that it's KCMO proper is an added bonus, and it could possibly encourage an extra streetcar stop or two.

There is one guy, James O'Laughlin, who owns almost all that land in the Riverview Greenway. I can't believe it's not been developed by now just because the location is so convenient.

What do you mean? There alot in the pipeline that are about to start. I think they’re all going to cascade at once.

Right now: just Three Light and Tracks. Core is almost done but that’s a third. LuxLiving if they ever get going. And some renovations. So true that there are just two right, which is a lot less than we would have if we had better leadership, but it’s not 0

FAA and disagreements in council chambers are partially responsible as well. A potential recession will just make equity less obtainable. Basically, KC will need to incentive developments for much of the 20's if it wants to continue its urban growth trends.

I’m talking about projects like Ashland, Katz, City Harvest, Origin, etc that want to get started now and are either about to or just waiting on some government thing. The next huge cascade is about fall off the cliff on many of these.

All of those projects, and several others, are imminent soon. Not to mention several big public projects as well. We were even just talking about this in the river market about how they’re all about to pop.

Imminent = about to start.

Nothing about a project that’s been on the boards for 6 years and is self described 5 months away is imminent. Cordish might do 4 Light, at earliest in late 2023/2024, not imminent.
