Re: Atlas 303
This is a nice project. No incentives, no rezoning, new market rate supply.

Re: Atlas 303
Birt mentioned the "math" that makes this market rate project work without incentives -- including a 1:1 parking ratio that drives most projects to request them -- but I just recall it was something about unit sizes and the cost of complying with prevailing wage and reporting requirements from incentive-granting agencies. Is it really that simple?

Re: Atlas 303
So is it fully financed? Would be great to see if their 'formula' works w/out incentives as a template for other developers to plop in more variations of these around downtown, with perhaps a little better sidewalk integration where appropriate.DaveKCMO wrote: ↑Wed Jan 20, 2021 10:47 amBirt mentioned the "math" that makes this market rate project work without incentives -- including a 1:1 parking ratio that drives most projects to request them -- but I just recall it was something about unit sizes and the cost of complying with prevailing wage and reporting requirements from incentive-granting agencies. Re: Atlas 303
During the inevitable parking discussion, Birt confirmed that those financing are insisting on parking ratios but he did not confirm he had lined up all of the financing needed to start construction. I don't recall any mention of a timeline.earthling wrote: ↑Thu Jan 21, 2021 9:21 amSo is it fully financed? Just noticed this...
https://www.bizjournals.com/kansascity/ ... tives.htmlBirt said he hopes to break ground by midsummer and complete the project in late 2022, after an estimated 16 months of construction.

16 months is fast, there's single family homes that take longer than that

I wanted to know what the view would be like from the top floor of this building. Decided to send the drone up.

A SW corner unit will get both great sunsets and the city view. Not bad.

There's a reason for this kind of action.KCPowercat wrote: ↑Mon May 24, 2021 10:12 am Don't post those on Reddit you'll have the FAA drone mafia on you.
In Jan 2024 everyone with a drone over a certain weight, it has to be registered and have an ownership transponder giving the ID, location and where the person operating it is at
The weight is so low that about everything DJI makes needs one

Re: Atlas 303
Then they'd hate to see the drone photos from 1640ft up over Parkville and the Plaza and the questionable photos taken elsewhere. As long as I'm within a blue zone, I'll be fine. Atlas 303 barely fell within the blue zone. Red zones are normally dedicated for airport approaches and take off zones, so the drone wont even fly in those areas. Same with large government facilities (jails, Air Force bases, the NGA in St. Louis, etc). Stadiums are sometimes put in the red zone if a game or event is taking place.KCPowercat wrote: ↑Mon May 24, 2021 10:12 am Don't post those on Reddit you'll have the FAA drone mafia on you.

Re: Atlas 303
You still have to get ATC approval. It's a quick request via the LANC app. You don't want to get in trouble or fined. There is a lot of traffic that gets out of those flight patterns, especially helicopters. And planes route right over downtown all the time regardless of those flight paths. MKC is pretty busy airspace. Just let them know you are there and they are fine with most drones.
As a licensed remote drone pilot, I do like all your drone pics though. Keep them coming!
