Looks like review is still ongoing but not sure. Under the review tab they got some of it approved.

"The plans show a small residential studio on Level P1. That space seems to be better suited towards a lobby space or retail space for the proposed structure. If ground level residential is being proposed, staff is requiring more units be added to the ground level to not only act as a buffer to the garage but to activate the pedestrian streetscape."

"Staff has confirmed that Broadway Bridge will be demolished. The western side of the building will need to be designed to face increased pedestrian and bicycle level activities. The elevations need to be revised to include murals along the blank spaces of the garage or the extension of the artistic ventilation across the entire elevation. Section 688-450-03-B requires connections to neighboring areas, the property is located within three future public works projects (please see comments from Public Works), the streetscape should be revised with increased pedestrian/cyclist activity in mind. Benches, bicycle racks, way finding signs are all encouraged."

Apparently still no incentives to be sought. Hopefully this can be pulled off as it would be an important message to the development community that incentives wouldn't be needed for pure market rate projects.

This one was approved last month. The optimist in me has 4 different buildings going up in RM over the next couple years. (303, City Harvest, Oaks, 3rd and Grand "TOD")

Kansas City development vets plan apartments east of Buck O'Neil Bridge

The Port Authority of Kansas City's development committee on Monday recommended in favor of a sales tax exemption on construction materials for a 10- to 11-story, 88-apartment community to be developed by George Birt and Taylor McKee northeast of Fourth Street and Broadway, east of the Buck O'Neil Bridge. The 303 Broadway apartments could break ground next year and open in 2026.

Birt and McKee's project would occupy about a half-acre lot at 303 Broadway that includes a warehouse structure formerly occupied by Atlas Cab Co. The complex's 88 market-rate apartments break down into 54 one-bedrooms, 33 one-bedroom units with dens and a single studio on nine residential floors above a two-level, 65-space garage.

Only one month in and DMNBT is starting to get it, quick study! 😂

As you know, tough macro-environment to get things moving in – and if these projects couldn't make it happen when proposed in ZIRP, we should remain suspect.

Spring start for City Harvest I think is basically certain now that the crane got approved

PortKC approved sales tax break on construction materials. Still going forward seeking zero incentives.
