Whats the story with the ground floor facing 5th? Is there any activation or is it just screen wall for a parking garage?

Comparing the current design of the building vs what was originally posted, it seems that it picked up more glass, the window layout facing south was redesigned, the apartments were pushed to the southeast corner, the "penthouse" level changed a bit on the southern end, the protruding balconies on the northern facade were apparently removed, and the amount of white lines on the facade was greatly reduced.

SOM is a world renowned architecture firm known for precise detailing and decorative restraint. They’re the lead architect for the new KCI terminal.

I’ve been told by a very high up individual that the FAA restriction over the area has been removed and is not in the hands of the city. The city will set its own limits but City Harvest and 413 Delaware are approved as a result.

That’s good news on the approval front. Any idea if the FFA has influence on the West side of downtown? Quality hill area and such. Just wondering if they get involved just toward the north end of that side or even as you go South, like where FBI building is now.

I still don't understand why 413 Delaware needed their approval. It's not going to be any taller than any of the existing buildings on Delaware.

Plans finally uploaded to Compass. Of note, the residential lobby will be on 4th Street. MCLV is the landscape architect. I also found the facade detail helpful for what to expect. The landscape plan shows a car hitting pedestrians though, so, yikes.
I was told when to expect construction to start on this last week, but I wish not to share it publicly so that it isn't jinxed. I'll leave that up to Flaherty and Collins.
