The Omaha Facebook data center is already expanding. Now $1.5 billion, 3.5 million square feet & 350 employees in total. The entire center will be finished in 2024. Also in the area are Google, Yahoo ( yes, yahoo), Travelers Insurance, Fidelity Investments and others. The monster Google data center is in Council Bluffs, Iowa, just across the Missouri River. Massive. Employs 900

^Yeah the DC incentives from IA and NE started about 15+ years ago and they have since scored many Big Tech DCs. The Facebook DC in Altoona is FB's largest, about 4M sqft. Des Moines also has an Apple DC. Now that MO offers DC incentives, KC has an opportunity to fairly quickly jump to 6M-7M sqft with GPTP site and potentially nearly double that between Google and Rocky Branch sites. And maybe Cerner Bannister site as well if Oracle commits, about same size as Google 300 acre site.

All in KCMO city proper. If fully realized, in addition to likely a few thousand direct/indirect IT jobs, the longer term taxes generated from system upgrades for the life of the DC buildings will be significant, especially after the incentives period is over. The incentives risk is lower (near zero really) than say an entertainment district because it's not applied until directly proportional to real-time actual investments, rather than hoping for future potential uncertain entertainment district sales taxes.

The $800 million facility will be completely powered by renewable energy and will use 32% less energy and be 80% more water efficient on average than the industry standard, according to Meta. The nearly 1 million-square-foot facility will be located in the Golden Plains Technology Park.

Meta says it chose the Kansas City location in part because of the region’s competitive energy prices and more options to power the facility with renewable energy options. Evergy, which is the electric utility serving most of the Kansas City region, produces about half of its energy from clean energy sources, it says.

Well they mostly chose KC because MO now offers incentives and B&V kickstarted a site but this probably helped otherwise.

Over 500 parking spots planned around the buildings, so they may be expecting a lot of vendor support, which means more local jobs. Studies claim 4-5 indirect jobs for every direct DC job. This seems to support it. There's another 400+ parking spots to the right, maybe mainly for construction workers/contractors as this will take many years to build all 3 but could also be vendor parking.

I am curious about the parking requirements for DC. In the zoning code, does DC have a seperate parking requirement? Or is it just a warehouse? When I was at C I did a lot of work on data center stuff, mostly the personnel needed to run the data centers (even contractors etc.) wasn't more than like a handful. Armed Security and maintenance, people to maintain the big Cat generators, etc. 500 parking spaces seems like overkill unless it's a construction lot or something. The data center at Cerner WHQ is mostly for Client tours, the rest of them are spread out throughout the metro.

That many spaces maybe do seem overkill. Hyperscale DCs are on a whole notha level with 100s of $Ms of equipment that gets refreshed every 3-5 years. Some do use many vendors (servers, storage, networking, tools, etc) too but would be surprising if that many on site at once. Maybe they have that many spaces because they can and when large refreshes occur, they have the capacity for hundreds of additional temp contractors and vendors doing the refresh.

There's probably a reason they do these buildings in 3s.. for lifecycle upgrades by entire DC. Upgrade 1 while 2 are in operation. Of course it could be done at the rack level too but it wouldn't be surprising if Meta and the big boys do it by entire DC buildings, potentially overhauling entire building floor to ceiling at times with latest racking/environmentals tech.

^Most large DC players also boost IT programs in community colleges as well. Many well paying DC operations roles don't require a 4yr degree outside management jobs. Tech certifications tend to carry more weight. Great for those who are technically inclined but not particularly academically oriented.

Facebook hiring a community manager, project controls analyst, mechanical engineer,electrical engineer, and facility tech manager out of KC.

The community manager is marked as a regional job with travel required. May mean they oversee DCs across the Midwest.

Loudoun (#1 data center hub in the US) is out growing available powers. Dominion telling DC new connections may not be available till 2026. Other hubs such as Dublin are also power constrained.

As KC pursues this industry, will need to ensure DC players contribute to the power grid in some form, like at least N+10% with a review of power requirements before they perform major upgrades over the years.

I think it’s more of a power delivery issue with Dominion not planning delivery system upgrades until it was too late. Northland is well positioned today. KCI solar will help (maybe direct transmission lines to Meta?) and the Great Plains like would hopefully be able to be linked down I29 if a need arises.

Meta presented at KC Dev meeting tonight. New airport was a factor in their decision to build here. Now sure why that matters unless tech jobs may follow some day?

Meta has paused construction work at another $800 million data center project in Temple, Texas. According to a company spokesperson, they are implementing "design changes." They've also halted two data center projects in Denmark according to Reuters.

No mention yet of KC being impacted.

With Meta and Google stock taking a recent hit I wondered if they'd delay the KC data centers. Looks like they are still on track and Meta doubling down by taking entire GPTP site. Would've been nice for GPTP site to draw more diversity of DC players but there's still opportunity with other sites and plenty of land in Northland to maintain long term momentum.

I’m happier seeing a big commitment from a major player and other tech parks are/will be announced for additional tech giants as needed.

Kansas City Council waived the requirements when it executed its contract with the developer.

Two most common reasons this can happen for two reasons: scale of project and specialization.
