I wonder what the chances of 4 and 5 Light being built? 3 seems to be in jeopardy at this point.

If leasing continues to be successful, there will be a 6 light within the next ten years or so.beermestrength wrote: ↑Sun Jan 24, 2021 10:52 am I wonder what the chances of 4 and 5 Light being built? 3 seems to be in jeopardy at this point.

Mostly accurate.Rabble wrote: ↑Sun Jan 24, 2021 10:01 am A fairly reliable source told me that 5 light could happen before 4 light because it will have more affordable apartments on a smaller foot print. But the great news is 5 light would replace this nothing retail building at 14th & main. The hotel president will have a worthy neighbor and this intersection could be one of the best in the city.

Long down the road are they open to replacing many of the other low rise buildings in pnl with high rise?DColeKC wrote: ↑Sun Jan 24, 2021 12:20 pmMostly accurate.Rabble wrote: ↑Sun Jan 24, 2021 10:01 am A fairly reliable source told me that 5 light could happen before 4 light because it will have more affordable apartments on a smaller foot print. Wouldn't that be a tight squeeze next to the Strata?

Very open as residential demand may continue to outpace traditional retail. They will also be numbered in the order they’re built regardless of location.Riverite wrote: ↑Sun Jan 24, 2021 12:22 pmLong down the road are they open to replacing many of the other low rise buildings in pnl with high rise?DColeKC wrote: ↑Sun Jan 24, 2021 12:20 pmMostly accurate.Rabble wrote: ↑Sun Jan 24, 2021 10:01 am A fairly reliable source told me that 5 light could happen before 4 light because it will have more affordable apartments on a smaller foot print. This retail building is over 10 years old and I'm almost certain it never had a single tenant in the corner.

Re: Four Light
Would still have some retail space available as all their residential buildings will. Just wouldn’t replace the exact amount that’s currently there.

Re: Four Light
The city needs to monitor this. We are relying on sales taxes to help cover some costs, loss of retail opportunities is going to impact the general fund even more. The fact it sat empty since opening really doesn't change the concern.

Re: Four Light
Not really losing any sales tax revenue with that current area. Zafar and polished edge probably generate 1/20th the sales tax of Chipotle.KCPowercat wrote: ↑Sun Jan 24, 2021 4:48 pm The city needs to monitor this. It’s sat empty for a reason. 300+ more people living in that space is much more valuable than any retail in the same square footage to both the city and downtown business.

Re: Four Light
I totally understand the history of the space but every square foot that is removed eliminates any future chance of sales tax dollars ever coming in again. Maybe it's fine in this situation but overall the city needs to keep an eye on the available square footage available to generate tax dollars.
300 more people living there AND retail space remaining is obviously still an option.

Re: Four Light
A half-size retail space with high sales is a lot more beneficial than a big space that doesn't get much traffic. A residential building would also bring more $$$ to the other businesses in the district. The current plan hasn't worked for 10+ years so may as well give it 5 more(when 5 Light would break ground) and then try something new.KCPowercat wrote: ↑Sun Jan 24, 2021 5:04 pm I totally understand the history of the space but every square foot that is removed eliminates any future chance of sales tax dollars ever coming in again.
