Which site has the best chance for a more vertical project?DColeKC wrote: ↑Thu Jul 21, 2022 5:32 pmNot at liberty to say at the moment. All I can say is they're looking at a few options, all of which have been discussed on here over the last several years.

Re: Four Light
I would like something with a spire on it that comes out of a slanted roof portion. Make it stand out a little or whatever.

Re: Four Light
Not sure I trust this site but they updated the status to Delayed as of yesterday.

It's been off with some other things so will be interesting to get confirmation either way.

Weird a project can be delayed when it wasn't started? Unless they consider site analysts starting.

Re: Four Light
How's the hotel market doing in KC? I found some older plans for the original residential and hotel combo 4 light and I had forgot how awesome that building was going to be.
34 Floors with top two floors of hotel dedicated to ballroom and event space. Talk about views! Two large parking garage structures, one for residents on the south side and one for hotel guests on the north.
If the hotel market shows we need more rooms this could still happen. Would be the flagship building of all the lights.

Re: Four Light
^^This is the Q2 hotel report for Midwest markets, doesn't break out downtown.
https://www.nmrk.com/storage-nmrk/uploa ... eports.pdf
An upper tier hotel/residential combo with shared services would likely have a higher chance of success than standalone upper tier hotels during down periods. Hotels are figuring out how to profit with skeleton crew as needed so might be doable to add another upper scale downtown. Bumping up downtown events would help, like arena/PAC/Midland events, etc. if convention biz doesn't fully return.

Re: Four Light
Was going to post this. Even better, make it a condo/5 star hotel building if we're dreaming
But I'm not sure the live! brand would work for destination hotel. Would need a higher flag

W is what was shown on the public renderings but I know a Live! was discussed later.
Re: Four Light
I suppose if they wanted to get around restrictions, Loews would be a good partner.normalthings wrote: ↑Sun Sep 18, 2022 12:32 pmW is what was shown on the public renderings but I know a Live! was discussed later.
I'd rather have as different flag.
Re: Four Light
Cordish partners with Loews in other markets for Live! by Loews hotels. Typically anchored to casino or entertainment districts. I believe what stalled this building was the Loews convention hotel going up, so I'm not sure they'd want to partner on this one. The Live! by Loews versions are higher end and could be a great companion to Loews convention hotel.

Re: Four Light
Loews owns equity in the convention hotel too. It might be a hard partnership to work out just because of all of the overlapping interests
Re: Four Light
Yeah, that's what I'm saying. I don't know if it makes sense to partner with them but I do think we need a very nice hotel close to the convention center for executive level convention guests. These days, I wouldn't allow my c-suite to stay in the same hotel as other employees.

W, Four Seasons, Park Hyatt, Conrad would all be great but require incentives. I think the Loews agreement allows for up to 350 room hotels to get incentivized.

An Omni in Kc would be pretty neat
Re: Four Light
There has to be some argument that this doesn't apply to cordish though?normalthings wrote: ↑Sun Sep 18, 2022 2:23 pm W, Four Seasons, Park Hyatt, Conrad would all be great but require incentives. I think the Loews agreement allows for up to 350 room hotels to get incentivized.

Cordish has a hotel incentive in P&L agreement. Does not mean it will get auto approved (see 3 Light).WoodDraw wrote: ↑Sun Sep 18, 2022 2:50 pmThere has to be some argument that this doesn't apply to cordish though?normalthings wrote: ↑Sun Sep 18, 2022 2:23 pm W, Four Seasons, Park Hyatt, Conrad would all be great but require incentives.
