Renters too. Landlords will get the shock and pass on the cost increase when they renew the lease next. Some people will come up soon and people will start to tell horror stories of cost increase they can't afford.
And if everyone is even perceived as going up the same it will drive ever more people across the river and into Kansas where costs aren't going up the same way. Some people will need to travel a lot longer to work as a result. And we know the easiest way to impact a kid's education is to change their school.
Think about the change to the city is this one thing gives the city a less urban population over the next year. If there's a quicker shift north in late 2019 this will change the outcome of 2021 redistricting more than it might have.

It feels like all authorities involved are just stalling on a decision, extending their deadline hoping someone else will fix the issue. Someone make a decision on if rates are dropping, increases are capped or how they will complete 10,000+ inspections.

Just heard an interesting nugget. 75% of the property value in KCMO resides within Jackson County.

Looks like residents are going to be lining up for a while.
Jackson County Assessor Gail McCann Beatty said it's going to take her office until mid-November to get through all the informal property assessment appeals they received.

So in other words, if you appealed and fail, be prepared to pay the full amount with very little time left in the year

I mean, for anyone looking for a reduction in their assessment, the bad news is in the next to last paragraph that says that the consensus of experts is that most JaCo properties are undervalued. The pace of implementation may be slowed but the end result is likely going to be a significant tax increase for many people.

If you think I'm defending any of this, you're mistaken. As I've said a couple of times, this process can be a mess and assessment increases can still be justified. Both things can be true.

Legal Opinions Support A Jackson County Reassessment Redo

The first opinion, from Legal Aid of Western Missouri, landed with the Board of Equalization (BOE) a couple of weeks ago. Legal Aid is handling about 200 cases of low-income people in Kansas City whose property valuations jumped 200% to 300% on average and, in some cases, more than 1,000%, according to Legal Aid attorney Brandon Mason.
The Legal Aid memo concluded that under most circumstances, the BOE "is legally authorized, in fact compelled" to fix the 2019 reassessment mess.
The opinion's conclusions were reinforced this week by the Polsinelli law firm, one of the city's biggest and one with a prominent real estate practice. In a letter to the BOE's lawyer, the firm wrote, "We submit that it is well within the power and purview of this Board" to make across-the-board changes to the reassessment.
