I really liked what they were trying to do with this lot. Hope something similar comes along. This is such an eyesore as is.

The lot is small. Hard to make work without incentives/high rents/highrise.

Thanks for the update Dave. This is a real bummer. I too loved what they were proposing for the lot; it would have functioned as an attractive border to the market and gateway/entrance, and removed a really nasty looking open lot next to the streetcar stop at the same time.

Hopefully something similar comes along soon.

I might take a run at this site if the owner is a seller. Things are crazy right now with construction pricing but this is a great location. Anything I should be mindful of?

Well it seems like height is less of an issue with the most recent project, so I’d say go nuts :lol:

Ashland at the River Market will be a new-construction, 93-unit mixed-use building in downtown Kansas City, at the corner of Third and Walnut Streets. The design for the urban infill building is based on the significant influence of the surrounding neighborhood, and works to break down the scale of the new construction to more harmoniously meld with the existing scale and proportion of the River Market.

A contemporary palette of materials was selected to create an iconic identity while also integrating with the existing historic context. As with most urban infill sites, the dramatic grade change of the site was a challenge that needed to be overcome in a very small footprint. An unconnected two-level garage with two levels of street front retail became the solution to this potential obstacle.

Not fully dead. I'm helping a new owner get this one going again. More details to come. But yes, cost and lack of efficiencies are certainly an issue.
