This project seemed dead or something. Nothing happening on site. Was hoping to see this going up while in town.

^But not surprising some projects will hold as supply constraints/construction costs go up. Sucks that some projects may be delayed a year or more but this particular one is in a high enough profile location to happen at some point.

There’s 32 surface lots along the streetcar. 4 more have been built on in five years.

If this project doesn’t happen it could take decades. Look at how long the ATA and city projects are taking.

Material costs have increased a lot in the past year. Many projects have been put on hold. They might have to refinance for increased cost, or holding off to see if prices come back down. Some of this is because of delays due to COVID, and some of it is likely due to Trump's tariffs resulting in price hikes.

I heard that this is being sold to the contractor who is planning to take it forward to finish it themselves.

Good to hear. I had talked with a national developer who had an interesting in buying this out.

KC Commercial Reality is also supposed to be co-developing 5th Main south. Mhmmmmm

Price hikes aren’t due to tariffs for most of the economy I assure you.

I can link a few, the simple point is that the majority of the effect of the tariffs were felt in 2019, and affected products like steel and aluminum, as well as general consumer goods, namely tech. The current price hikes are largely tied to rapid inflation of 5% or more across the board, which is itself tied to any number of logistical issues facing the post Covid international market. I have a really good video explaining the initial “shortage” perception of nearly every product which is the reasoning being used to justify many of the price hikes.

I can tell you from my own professional experience when Trump imposed the steel tariffs a few years back, structural steel prices jumped significantly. A number of projects I was working on had to be re-bid/VE'd to accommodate the sudden cost jump.

Absolutely it did, that was one of the biggest noticeable effects of the tariffs and it was almost immediate.

Most media (moderate right to lefty) show US/China tariffs did more harm than good. The hard right Trump supporting media might be only ones claiming tariffs helped US by cherry picking select data.

Such a prime spot at streetcar stop so would be surprising if not taken over by a bigger ticket player that can deal with or wait out labor/materials challenges. And generally prepped for development with no tear downs needed.
