Looks really good. The garage seems like an obvious spot to build up as well since there's a streetcar spot & CVS right across the street. Because of that I'd expect this to happen sooner than later.

Looking long term, if we can north loop removed and build on it, projects like this on Main are getting us closer to one whole dense street through downtown.

I moved there back in early ‘19 right after they converted the top two floors (20 & 21), and then renewed a year later without any mention that within weeks they’d begin converting floors 18 & 19. I work from home, so the blaring demo noise that we had to endure from 8 to 5 every day was enough to turn one homicidal. They ended up converting floors 16 & 17 after that; everything below is commercial. I hope that whomever buys it gives slightly more than the fuck all Sovereign gave toward informing and working with existing tenants before beginning future conversions.

Seems like a great development and a sustainable use for an older office building.

Hopefully now we can get some newer, quality offices built downtown to replace this office space. Something newer might be more attractive to businesses looking.

New W&R building still available. Office demand needs to return before more construction and there's about 1.8M sqft Class A available along RCP corridor, which could take a while to fill. Focus on residential, office demand will naturally return over time.

There's a national trend of biz reducing office space and upgrading to nicer digs (often from B/C to A). If WFH/hybrid sticks to a higher degree than before pandemic long term, that may continue and spur more Class A downtown as B/C inventory shrinks due to residential conversion.

Theoretically if we keep stuffing as many people downtown as we can, wouldn’t the offices eventually start building downtown because that’s where an employee base is at?

Yes, depending on the type of people you attract.

Neither are as nice as Two or Three Light IMHO. Alameda feels old

Maybe I didn’t do a good job of explaining. A condo building version of 3 Light would beat Alameda imho. I feel like Alameda’s amenities and common spaces are dated (which some buyers are into). At least Alameda has a timeless charm that the glass condo tower doesn’t.
