That's the lobby area. No retail space is included right now.

I wish there was an aerial rendering. Why is it L-shaped and not C-shaped? The south elevation shows the south wing doesn't extend as far east as the north wing. Why?

At the pace downtown develops, between 6 months and 100 years.

That's not an exaggeration, remember that there's 100-year-old parking lots downtown.

The past 20 years has filled maybe 5% of downtown parking lots

Yeah! Only 400 more years until all the parking lots are gone! Really looking forward to that.

Updated renderings. CPC requested that they take another look at the groundfloor so more improvements are coming. Developer added down lights and varied the brick (by up to 2 feet) along the street to break up the garage. Expanded ground floor units tricky on this site due to the hill and ADA requirements.

That's really not bad. I'm a little surprised CPC sent it back. Maybe my sense of scale on the length of the blank part of the Broadway facade is off.

Big improvement. My understanding is that they also plan some sort of greenery alongside the garage but I may be mistaken. The northern side could be improved with a window or 2 into the garage as seen in the developments around Omaha's new baseball stadium.

Updated renderings from today. A "pretty" staircase entry with glazing was added to the north west corner. The north face of the building will have art work (place holders for now. I think they are going for murals but unsure).

North side.

Example of the proposed brick gradient. The building will also have some sort of 2' setbacks in the brick to break up the facade.
