It's laborious, but I'll get to it -- unless anyone else has an easy path for changing all of the pages at once.normalthings wrote: ↑Wed May 11, 2022 11:16 pm LuxLiving - The Wonderland

^I think you can just change the thread title in first post only and the following posts will use it. Not a big deal if old posts still have old title.

I would prefer to have the historical flow of the thread to look back at what has happened throughout time.

Hope the sidewalk trees were designed with irrigation. Street trees on the long sunny south sloping Broadway through Crossroads would immensely improve walkability and ambiance of what now is a poster child of traffic sewers.

I was in the Crossroads on Tuesday and noticed that there doesn't appear to be any progress on this project in the past six weeks since I was last there. There also doesn't appear to be much progress (if any) from August when Chris took his photos.
I'm starting to worry that Lux Living will not complete this project.

They’ve added 2 floors since August. But I’ve noticed that progress appears to have halted.

Pretty far along to stall? I guess the Posenelli office on the Plaza was even further along when torn down several years ago (that was a shame).Chris Stritzel wrote: ↑Thu Nov 30, 2023 11:17 am They’ve added 2 floors since August. But I’ve noticed that progress appears to have halted.
There seems to be several projects in KC lately that start and either stall or never finish.
1. This project
2. Tracks 215 near Jacks Stack (apparently some groundwater issues)
3. Plaza Nordstroms (never officially started construction but buildings were torn down)
4. Hotel on Broadway

How long can a structure (especially wooden) like that stay exposed to the elements before it will have to be torn down? If there is a short delay it should be fine, but if Lux Living is failing as a company (which may be the case), that project could sit for many months or even years before a new builder could step in.
I believe this was one of the reasons the new Oaks Apartments at UMKC were ultimately torn down.

If needed, could it be feasible for another developer to pick up the project and finish it? Obviously they would have to buy the property and such, based on a number of future value etc. But if there is a developer that can come in a finish off what was started I would think it might be appealing. I assume the contracts for incentives, etc. with he city would transfer from developer to developer. Obviously new developer would have to honor the current contract deal points but would still be a decent deal for a new developer.

I walked by this morning and there were a handful of workers on site. But in general, things have seemed to really stall over the last month.

I was told a little while ago that supposedly, all KC project superintendents for Lux resigned. Haven’t been able to confirm beyond that
