815 Cherry Street is under contract. Buyer plans on holding the land for a future development.

LCRA has been involved with that lot since 1961 when they entered an agreement with the land owner to keep the land in private hands instead of Buyout for the "east side urban renewal area".

That would make a great affordable development. No parking required and there's a big garage across the street. Shame to see someone sit on it again.

This is so frustrating, that building would make good housing and is a nice size

It's in an opportunity zone, so maybe that might be the route to getting it done.

VanTrust has purchased the headquarters building for Ozark National Life Insurance (the former public library building) at 9th and Locust. Ozark Nat'l. is staying put.

Imo, VanTrust could safely redevelop the block bounded by 8th, 9th, Holmes and Charlotte very soon -- even not knowing the outcome of the stadium location selection since the block isn't needed for the stadium project. They could complete that project by the time the stadium decision is made, so at least some progress could be made. If I were VanTrust, I would approach the City now about straightening Holmes in that place where it jags west. Doing so would add more space to develop on the block to the west. Then they could have development of that block completed as well.

Has VanTrust developed anything recently? We've seen renderings for two Plaza area office buildings and then Washington Square Park but I wonder if they could pull off anything, whether it be East Village or elsewhere, at this point.
