Re: Three Light
Those towers have really made the P&L district feel more "urban". Three Light looks great. Wish it had just 4-7 more floors to make it look less stubby or put the garage underground and have the actual tower start at ground level, but remain the same height. It's too short of a tower for the size of the garage.
Still a decent design. I like the two different colors of glass and the W structural beams.

Re: Three Light
I’m considering the Lights as possible options to split rent with a buddy when I move to KC in May. My impression of Three Light is it’s definitely a standout from the exterior, but I’m not sure the interiors are significantly superior to Two Light. The amenities look downright ritzy, with community casino nights and that sort of thing. Not my vibe, but pretty cool to have in KC.

Re: Three Light
Each building is progressively nicer on the finishes in my opinion. They’re getting ready to spend a few million updating one light trying to get it on par with two and three.bricknose wrote: ↑Sat Mar 16, 2024 10:38 am I’m considering the Lights as possible options to split rent with a buddy when I move to KC in May. The biggest advantage Three light has over Two is the outdoor amenity deck. It’s larger, more seating options and has a hot tub!
They do a lot of community events and do a great job providing fun resident experiences although those aren’t my thing either. I do enjoy the yearly dodge ball tournament where I let my alpha side out of the cage.

Wonder if those occupancy numbers mean another project announcement coming soon?
Or will they wait until midland begins leasing

Apartments.com says One Light has 30 units available. Property website says 12 available. So between 90.3%-96.1%langosta wrote: ↑Sat Mar 23, 2024 10:29 pmHow do 1-2 light lookCratedigger wrote: ↑Sat Mar 23, 2024 10:05 pm Wonder if those occupancy numbers mean another project announcement coming soon?

Re: Three Light
Those numbers would generally be considered full occupancy. Might want a year to make sure people aren't going from one and two to three as their leases expire.
One would worry me the most at this point. They might have to do some midlife work on that because it's rough.
Wouldn't be surprised to see four soon.

Curious what you're seeing that's rough (I'm not in town so I have no idea).WoodDraw wrote: ↑Sun Mar 24, 2024 9:01 am Those numbers would generally be considered full occupancy. Might want a year to make sure people aren't going from one and two to three as their leases expire.

I believe it is getting a refresh soon. Toured the property in the fall and it wasn’t that bad.WoodDraw wrote: ↑Sun Mar 24, 2024 9:01 am Those numbers would generally be considered full occupancy. Might want a year to make sure people aren't going from one and two to three as their leases expire.

One Light is getting a 2 million dollar upgrade this year. Amenity levels and some unit upgrades.WoodDraw wrote: ↑Sun Mar 24, 2024 9:01 am Those numbers would generally be considered full occupancy. Might want a year to make sure people aren't going from one and two to three as their leases expire.

Re: Three Light
Any internal conversations @DColeKC about installing overhead doors at the Light properties? Especially in light of Xavier Worthy’s car being stolen?
A garage with an overhead door system was a must have for me when looking at places to live downtown. I was surprised at the properties that did not offer that feature. Not just in the Loop but also River market and Crossroads.
Whether or not it’s more effective at deterring car theft or break ins, it certainly is an aesthetic piece that makes you feel better.

Re: Three Light
Both one light and two light have overhead doors or "nested" parking. I'm fairly sure three light does as well. They start after you move past the portion for guest and public parking, so not visible from the entrance.DMNBT_RCJH wrote: ↑Sat May 18, 2024 10:58 am Any internal conversations @DColeKC about installing overhead doors at the Light properties? Interesting. That amenity was not shown or mentioned on the tours of either facility.DColeKC wrote: ↑Sat May 18, 2024 1:51 pmBoth one light and two light have overhead doors or "nested" parking. Re: Three Light
This is how most residential buildings are from what I have seen. The first level is open to the public, but you can only go so far before you hit a door that needs access.DColeKC wrote: ↑Sat May 18, 2024 1:51 pmBoth one light and two light have overhead doors or "nested" parking.
