Re: Proposed apartment for 14th and Grand - Two Light
The preliminary website is up for two light.
http://twolightkc.com
Interesting thing is the threelightkc and fourlightkc urls have also been secured. Cordish must be planning to move quickly on these developments.

We need to market Kansas City to foreign investment. Much of the growth in cities like San Fransisco, New York, Miami, Houston, etc is foreign investment.rxlexi wrote:I agree wholeheartedly in theory, but I'm not sure how you go about "going after" out of town developers. For example, look at UDR (based out of Denver), developers of (amongst many other high-end multifamily) Cirque tower in downtown Dallas. As a company, their development wing is targeting the largest markets with the highest rent growth (LA, Boston, NYC, San Fran, San Diego, Seattle, Dallas). Not sure how you get them to touch a market like KC, to be honest. That's why downtown boosters need to go after more outatown hirise developers. Instead of waving major incentives in front of them, wave the 98% occupancy and 1000+ waiting list of people willing to pay over $2/sqft.

You clearly haven't worked somewhere that buys every domain name and its variants so someone else can't own a similar name to any possible brand let alone current namesLCDSI wrote:The preliminary website is up for two light.

Actually flying member that is my point. They've locked it not only to prevent someone from squatting or charging high price but also to prepare for the future towers

If we're lucky they'll announce three light in 2017 and the final tower announcement the following year.

I guess Five Light could go on top of the 13th and Main retail building where they planned for a second H&R Block tower.

I'm slightly surprised that Two Light would get built before the Midland Office Building renovation. IIRC, wasn't Cordish on the hook for the Midland building? Is there any reason work hasn't begun on this building?

You can't say if renovation is happening from the outside. It's possible there's a lot of interior work going on.FangKC wrote:I have been wondering the same thing mgh7676. I drove by that building on Tuesday and nothing is happening.
Has anyone checked for permits on the project?

No barricades around building, no obvious work going on. Just checked Kiva to confirm, and no permits have been issued since 2008 "Midland Theater Condiminium" permit to Cordish.
According to this article, work was expected to begin in 2014...

How much parking would it need to leave it as an office building? Is it a class B or C building? I remember reading somewhere that taking up a lot of the B and C office buildings for residential has a consequence of taking up space that entrepreneurs use for their businesses. The article may have been nationally related and not specific to KC though i.e. I don't know how much class B and C office buildings are left downtown.moderne wrote:Boutique hotel would need less parking?

I would guess 3-4x for offices vs hotel
a hotel room frequently has one car per 500 square feet. you have a lot more dedicated hallways, suites for business travelers, lounge space and such. whereas offices tend to have a lot more small cube work spaces.
