I just drove past the area and the lot immediately to the north of the back of Brick House has the foundation poured for a new home...can't imagine they would be too happy but can you really build a home on that lot and not expect changes?

Parking is already tough on a Friday afternoon when Sol and Brick House are busy with Happy Hours. Maybe the one ways will help?

I think a lot in the neighborhood are happy to have some of the Union Hill retail move into someone else's hands, other than Bob Frye who until now owned everything. I know some aren't happy with the empty retail along McGee Trfy and Gillham, losing Cafe Europa, etc.

This would be a good area to have a good quality casual Indian restaurant given many now live along Amour and Gilham stretches. JoCo has a couple good ones but the city core doesn't have anything that stands out.

This developer has a lot of goodies going on in Midtown. And the Midtown momentum will likely pickup even more once the streetcar extension is truly a go.

Exact acquired the existing structures about three months ago and plans to build another 10,000 square-feet of retail space for what’s anticipated to be a new yoga studio, coffee shop, spin-cycle studio and spa.

In addition, the firm plans to build an 8,000 square-foot elevated patio overlooking 31st street that will free up space for additional surface parking beneath and offer patrons an outdoor downtown skyline view.

To discourage Martini Corner parking, Oak St parking is now only on the west(southbound) side.

Why don't they work on filling that stripmall across the street. There has been nothing in those buildings since the Liquor store left and the one buiding was used for political HQ for someone

Same property owner as all the other vacant retail property on the perimeter of Union Hill. <rumor>I hear he turns down many potential tenants that don't conform to their limited vision of what the area should become.</rumor>

There was a plan that recently showed up on Compass for some sort of gym in that strip. There is a physical therapy business that recently moved in as well. I think there might be one vacant space left.

E31st could become another W39th but organic whatever happens happens won't happen when just a few owners own the key stretch. Might take off if sold off in pieces.

I believe that block of Oak has only ever had parking on one side of the street. They just switched it to the other side.

Any, Robin Krause is opening a healthy/Australian grocery store in the Luzier building. Looks like a cool project.

Neither

Gilham Plaza is a street name.

Martini Corner is the marketing term for four restaurants along 31st between Oak and Gilham Rd. (was five, one closed) Three have a 31st St address, one a Gilham Rd address. None front Gilham Plaza. They're on three different corners to make it more confusing. Nothing else is part of Martini Corner.

Tower East isn't a neighborhood. It's a marketing name for an undefined area of art galleries around 31st and Cherry

The intersection of Gillham Rd/Plaza and 31st is Union Hill (NW), Longfellow (NE), Broadway Gillham (SW), Hyde Park (SE)

So Martin Corner is in Union Hill and Broadway Gillham. Tower East you could say overlays all four.

So Martini Corner might be inside Tower East. Gilham Plaza might be inside neither.

I love this idea for a project but it seems risky. I think you would have to market heavily to the MAC buildings to get them to shop and eat there

With this area bordering four neighborhoods, they need to unify the branding in this corridor and make 'E 31st St' a thing much like the 'W 39th St' branding near KU Med.
