The space in 1914 Main is 870 square feet for comparison.
If one story, the old Herford grassy lot is roughly 5500-6000 square feet.
So there's around 10k square feet left over.
It's entirely possible they could setup 5-10 decent sized retail spaces. That's not too shabby for an entire block.

In regards to tearing down every other building on the site, I hope the developers either incorporate the two buildings north of the hotels' Main Street Facades into the design as some additional historic preservation or they propose a design that looks so nice, losing a couple of older brick buildings wouldn't be minded.
However for the warehouse building, I don't mind if that gets torn down or not.

The only buildings saved on the entire block are the northwest corner, the building next to it housing "Affaire" and the Midwest Hotel.
Everything else on the block will be demolished.
So at the minimum 40-50% of the Main St side will have retail with the possibility of more with the new construction.

What I was meaning by more retail is probably premature.... I meant a bigger single store...pharmacy,etf....something that could still definitely be part of the design.

The design of this could go many different ways. I hope for something either really modern/shiny/cutting-edge...or something that looks like it has always been there. I do no want to see some shitty building with all ground level parking, unusable juliet balconies and a facade that is a patchwork of different colored EIFS crap. Here's to hoping for the best.

The bizjournal article says the parking will be in an underground garage. No mention of the number of spaces.

I checked street view and that building is part of Gown Gallery.
I was going by this:

I saw the plans, it looks great, hope it happens. It is also fairly big at 400,000 sq ft.
