Can anybody provide guidance on how to estimate the cost of building out a space that is warm shell?

Or, are you wanting to build a warm shell space?
Is it residential, or commercial?

Take on a residential space. It's the unit for sale.
Take for example the unit for sale at 1803 Wyandotte.

About 10 years ago our costs were around $60/sf. 2100 sf, 1.5 bath. Finishes were a notch or two above standard.
This included all wiring, HVAC, drywall, etc, which may already be included in what you are looking at.
