I've been watching that parcel for several years hoping a developer would do a project there. Its location is near bus lines, and close to a bank, CVS, Family Dollar, and a grocery store. There are a couple of other parcels nearby that need to be redeveloped.

Yeah, that is a great site for a right-sized mixed-use development like this. Excellent news, and unexpected!

Expect a lot more if this. It's a tricky spot, given the amount of adjacent homeless camps, but as the Paseo Gateway plan proceeds and the stadium is announced for EV, this area will go gangbusters.

El Mercado Fresco opens another store in former CVS store on east Independence Avenue
...
The remodeled store features a Frutopia – a juice bar, paleteria and ice cream counter – right inside the doors, fresh produce, a fresh meat and seafood counter, a prepared food counter, a bakery and even piñatas, along with Mexican and American grocery staples.
...
Zaben said there are no plans to close the first Mercado Fresco store at 5117 Independence Avenue.

“What we were trying to do here is a little bit different, I mean, don’t get me wrong, we do have everything that we carry down there and more, but since it is our first location, it’s the heart of the whole operation,” Zaben said. “I think we would love to keep it open, but down the line in the future, you never know what could happen but we would love to keep it open even though it is a smaller store. It is the first location of all the Mercados.”

Did anyone else make it to the NE Historic Homes Tour last weekend? I went Saturday morning and was impressed with the turnout, the coffee/pastry truck and tents, and (as always) the dedicated and passionate neighbors/tour volunteers. Felt lucky to finally see the interior of 3616 Gladstone; surely one of the most unique and beautiful homes in the city.

Side note, a friend of mine recently bought a home in NE (7th/Gladstone). How/why is there a near total lack of neighborhood bars? We've been to Terri's Bigger Jigger a couple of times and enjoy it, but I seem to remember a number of other small local spots, even in my lifetime (40 years old)...

Maybe more of residential neighborhood with the proximity to INDP Ave and having the commercial development there? I'm not really sure.

But I'm sure 50 plus years of suburban flight from the generation that used to live there, filled the vacuum with more poverty stricken population, transients & criminal elements taking advantage of abandoned buildings, etc. pretty much wiped out your neighborhood businesses and businesses in general. Nice to see a little rebound happening in the area, but a long way to go.

Do you have any photos of the interior you could share? I love that house!

Unfortunately no, and I'm kicking myself. Just didn't feel comfortable whipping out the camera in someone's home.

The woodwork and leaded glass windows were stunning. Heavy Mackintosh Arts & Crafts influence.

The Calvert Hunt residence (1904), at 3616 Gladstone, is among my top five favorite houses in KCMO. It has a wonderful arts and crafts interior. See the links below for photos.

As for bars in Old NE, the Shady Lady on 12th Street is still open. I think Askew Inn closed down (at Ind. Avenue & Askew) in 2021. Karen's Kozy Cabin, the little bar in that log cabin building next to where the former Gladstone Theater used to be (before it burned down), also closed several years ago. AJ's at Independence and Prospect was lost in that horrific fire.

I've always thought this would be a good location for a tavern restaurant. The only problem would be parking.

3002 E. 7th Street is a great house.

From CityScene:
UPDATE: 1116 The Paseo, one of the buildings planned for renovation in the Jazz Hill development, has been dropped from the plan because it proved too far gone to restore, according to the developer. It will be demolished, eliminating 16 apartments from the project. The PIEA board approved the change to the plan.
Sad to see

Too bad. Is the Henderson House included in the Jazz Hill development?

It was not involved in the prior plans or HTC application (under Maxus)

Very sad to see. It would be nice if Historic KC or other tax credits could be made available to help tip the scales. Another "missing middle" apartment bites the dust.

I would be more willing to bet that the building is in the way of a larger new-build structure that would take up the surrounding parcels and that building is in the way.

That part of the plan will be amended later most likely.

The City should always demand a second opinion and not go entirely on a developer's assessment.

There has been increasing concern about the 1890 Queen Anne house at 526 Benton Boulevard. The house sits in the Scarritt Point South Historic District.

The link below shows the house once appeared. REMEMBER TO OPEN AS A NEW TAB BECAUSE FACEBOOK doesn't allow you to backspace once you've opened a page there.

https://www.facebook.com/photo?fbid=102 ... 1661229685

In September, squatters were discovered in the house.

https://www.facebook.com/dvangerpen/vid ... 9528528232

The structure has been vacant for some time and suffered fire damage back in October.

https://www.facebook.com/photo/?fbid=82 ... 0916158054

The neighborhood was concerned that the owner, Adam Jones, had been neglecting the house and that it had been allowed to become unsecured.

The link below shows the structure before the fire.

The link before shows the structure after the fire.

From what I can deduce, the property was going to end up in the Land Bank, but the neighborhood association persuaded Adam Jones in 2017 to renovate it. Since that time, he's sat on the property and nothing was done with it. As happens in many older neighborhoods in KC, it's vulnerable to squatters and at risk they could cause a fire.

He's promised to get to work on the house and apparently plans to open a restaurant there with outside seating.

A post on one of the Northeast KC Facebook sites today indicates that the CVS drug store at Independence Avenue and Prospect will be closing in June. Another CVS on Independence Avenue at White Avenue closed two years ago.
